ram available in MA. A two family built in 1889! It was a brick duplex in the city. Let's just say it needed a little work or maybe a lot of work, ok it was A complete gut job to be exact. This is where the fire was ignited for renovations and sales. This two family had separate utilities, after a couple of years we turned the 2 family into a Condominiums. This allowed us to later sell each unit separately as opposed to selling as a two family. This strategy vastly increased our profit. Over the years we continued to buy the worst houses in great neighborhoods turning a notable profit with each sale. Everything about real estate is exciting to me and I love that I can now help others find their dream home, a great investment property, whatever you are looking for. I get the reward of helping the process stay exciting and enjoyable for you. Buying or selling a home can be quite stressful, however, working with me can ease that stress and help you maneuver through each stage of the process. In reality, for many adult children, it’s much more than that.

A few simple tasks now can help prevent costly repairs later, improve curb appeal, and make your home more enjoyable all season long.

☀️ SUMMER HOME PREP CHECKLIST ☀️

🏡 Outdoors:
✅ Clean gutters and downspouts
✅ Power wash decks, patios, and walkways
✅ Check outdoor lighting
✅ Inspect hoses and irrigation systems
✅ Freshen mulch and trim overgrown shrubs
✅ Remove standing water to reduce mosquitoes
✅ Clean and prep outdoor furniture

🏠 Indoors:
✅ Change HVAC filters
✅ Test smoke and carbon monoxide detectors
✅ Clean ceiling fans
✅ Check windows and screens for damage
✅ Deep clean high-traffic areas

Mix in a garden sprayer:

• 12 oz witch hazel
• 30 drops cedarwood essential oil
• 30 drops lemongrass essential oil

Spray around patios, decks, outdoor furniture, and landscaping.

🌿 Natural Body Spray

Mix in a spray bottle:
• 4 oz witch hazel
• 4 oz distilled water
• 10 drops lavender essential oil
• 10 drops citronella essential oil
• 10 drops lemongrass essential oil

Shake before each use and spray lightly on clothing and exposed skin.

That’s a question I often ask people who are considering downsizing or relocating.

If the answer is “absolutely,” then staying put may be the right choice.

But if your first thoughts are:

• I don’t use half of this space.

What about you… are you Team Open Concept or Team Close The Door!🚪

🐿️ SQUIRREL!
(That’s basically what your brain feels like trying to work from home in a giant open concept house sometimes 😅)

For years, open concept was the dream. Huge open kitchens flowing into living rooms, everyone together all the time. But lately? Buyers are rethinking it.

With more people working from home than ever, privacy and noise control suddenly matter a whole lot more. People are appreciating homes with:

✅ Separate offices
✅ Bonus living rooms
✅ Quiet spaces to take calls or decompress
✅ Better ways to hide the everyday clutter we all pretend doesn’t exist 😂

My personal opinion? Most people still love a mix. A beautiful open kitchen/family room will probably always be popular… but buyers are also appreciating homes that give everyone a little breathing room too.

Wisdom for Wednesday 🏡- No AI bot will be able to fill a real estate agents shoes.

AI is powerful.Technology is changing real estate quickly.And yes… some parts of this industry absolutely will become automated.

But here’s what I don’t believe:

A robot will never understand your emotions when you’re selling the home you raised your children in.

An AI bot won’t sit on the phone with you for an hour when you’re overwhelmed, grieving, stressed, scared, or unsure what comes next.

It won’t notice the bathroom smells like urine five minutes before an open house.

It won’t help coordinate movers, cleaners, estate sale companies, contractors, organizers, or senior transition services.It won’t drive over because the lockbox jammed.It won’t calm nervous family members during a difficult downsizing conversation.It won’t walk through a house and feel the energy buyers will feel.And it definitely won’t spend hours negotiating complicated problems between attorneys, lenders, inspectors, buyers, sellers, and agents when emotions are running high.

Real estate is not just data, contracts, and algorithms.

It is people.It is life transitions.It is problem solving.It is compassion.It is boots on the ground.It is experience.It is human connection.

The reality is… most transactions have unexpected issues, emotional moments, or moving parts that require a real person who genuinely cares.

Technology can assist us.But I don’t believe it can fully replace the human side of what we do.

I once had to help a client the night before photos move a very heavy desk with a skateboard into a pod in her driveway at 9:30 PM. Will your AI bot do that? Ok..so maybe that wasn’t the best idea…🤦‍♀️😂 but it worked and we got it done. She had no one, no one but me, her agent.

Would you trust a robot to guide one of the biggest emotional and financial decisions of your life… or would you still want a human by your side?

Lately, the conversations I’m having with sellers, especially downsizers, seniors, and families helping aging parents have changed quite a bit.

A year or two ago the question was mostly:
“How fast can my house sell?”

Now? The questions are much more personal and much more practical.

🔑 “What do buyers actually care about right now?”
🔑 “Do I need to renovate before selling my home?”
🔑 “Can I sell my house without emptying everything first?”
🔑 “Should I downsize or stay and modify my current home?”
🔑”Where do I even go after I sell?”
🔑”How much work is really worth doing before listing?”

And honestly? These are the RIGHT questions.
