HOA Changes Every Homeowner Should Know...
If you live in a neighborhood governed by a Homeowners Association (HOA), new Georgia legislation may impact your community.
The Georgia Property Owners' Bill of Rights Act was passed to improve transparency and establish clearer standards for HOA governance. While many provisions become effective January 1, 2027, portions of the law took effect July 1, 2026.
The legislation addresses topics including:
🏠 Homeowner rights
📋 HOA governance and transparency
📁 Access to association records
⚖️ Certain enforcement and legal procedures
Whether you serve on an HOA board or simply own a home in an HOA community, understanding these changes can help you stay informed about your rights and responsibilities.
