Your Final Walk-Through is NOT Just a Formality! 🛑
This is one of the last opportunities you have to protect yourself BEFORE you officially become the owner of the home.

Sometimes, you walk through and everything is picture-perfect. The home is in the exact condition you expected, the sellers are completely moved out, and you’re ready to head straight to the closing table.

But sometimes... reality hits.

What could go wrong?

Minor hiccups: A door is damaged, an agreed-upon repair wasn't completed, or an appliance suddenly stopped working.
The leftover mess: You discover the seller left behind old furniture, boxes, garbage, or personal belongings that were supposed to be removed.

The MAJOR disasters: (Like the pictures attached to this post!)
That’s exactly why I am a huge advocate for doing your final walk-through as close to closing as possible. Once you sign those documents and legally become the homeowner, those lingering problems can become YOUR problems—and potentially YOUR expenses.

If you spot an issue BEFORE closing, SPEAK UP! 🗣️

Depending on the issue, your contract, your loan, and the parties involved, you may have options:
- Request an Escrow Holdback: Funds are held back at closing until the issue is officially corrected.
- Negotiate a Credit: Getting financial compensation where appropriate so you can handle the fix yourself.
- Demand Pre-Closing Resolution: Requiring the repair or cleanup to be fully completed before you sign.
- Delay Closing: If the problem is serious enough, we discuss pausing the closing until it's properly resolved.

The most important part is finding out BEFORE those closing documents are signed. Your final walk-through isn’t the time to rush through the house just because everyone is excited to get the keys.
