Unless you can purchase a home entirely by cash, finding the right property is only half the battle. The other half is choosing the best type of mortgage.

As I talk about often, getting on the phone with a mortgage lender is the FIRST step in the home buying process. A mortgage lender will also be able to talk through different types of loans and decide which loan will be best for your financial situation.

One of the biggest questions in real estate right now is how rising interest rates will impact the housing market. This used to be a pretty easy question to answer: when interest rates go up, it costs more to purchase a home, and demand drops. Price appreciation slows, and homes take longer to sell.

This year, the numbers aren’t that straightforward. Even as rates have begun to climb, homes are still flying off the market nearly 3x faster than before the pandemic. The price of new listings continues to rise, which is a very bullish indicator for sales prices in the coming months.

Americans have been lined up to buy homes for so long that increased costs haven’t deterred any demand… at least, not yet.

That being said, if interest rates continue to rise, we may see some small shifts in the market, and a short window of opportunity for eager buyers.

So you’ve sold your house for a profit, or are about to close on the sale. Great! But there’s one question you may still be asking: will the profits from selling your home be considered taxable income? The short answer is “sometimes.”

Often, if you’ve lived in the house for at least two years and made a profit of less than $250,000 on the house, you won’t have to worry about taxes. But if it’s been less than two years, or you sold a second home, investment property, or made a larger profit, these gains can be subject to what’s called “capital gains tax.”

What are capital gains?

Capital gains are profits made from selling an appreciable asset, such as a house, artwork, car, or stocks. The government taxes this income, though it works a bit differently from how regular income is taxed.

If you plan on using your profits to purchase another home, do so as a 1031 exchange so you avoid paying those capital gains taxes on your profit from the home you just sold.

Among first-time home buyers, a laundry room ranked as the most popular of the more than 200 home and community features listed in a recent study from 'What Home Buyers Really Want, 2021 Edition' The study is based on a nationwide survey of 3,247 recent and prospective home buyers, including 541 who bought, or were about to buy, their first home.

True or False

As long as I come in at the highest + best with my offer, none of the other terms matter.

False: Money isn't everything in a “highest and best offer” situation, but it definitely helps catch the seller's eye. Depending on the rest of your offer, you might win even if you don't place the highest bid. But a bid that's thousands below the rest will have a hard time being selected, even if all the rest seems ideal.
