Before REIGPlus listed its first property, I reviewed 14 others and turned them all down.

I want to explain what I was saying no to because it tells you more about our standards than any pitch would.

I turned down properties because:

The yield was calculated on gross rent. Deduct management and it dropped below 6%.
The neighborhood had a rising vacancy trend I could see in my MLS data, even if the listing did not mention it.
The property condition was described as 'good' but had a roof that was 22 years old.
The asking price was above comparable sales in the same block, with no defensible reason.
The primary employer that made the sub-market attractive had announced reduced hiring.
The property management firm the seller recommended had a track record I knew to be unreliable.

None of these disqualifiers would have been visible to an investor who was 5,000 miles away looking at a listing photo and a yield figure. All of them were visible to me.

The 15th property I reviewed was AUG-01 — a 3 bed / 2 bath in Summerville, Augusta.

7.8% net yield. $1,240/month rent. DSCR of 1.51. New roof. Updated kitchen. Tenanted.

It passed.

That is the standard I apply. Not most of the criteria. All of them.

The most important factor in rental property performance is not the building.
It is who lives in it.

When I assess a property for REIGPlus investors, I am always thinking about the tenant market first.

In Georgia, the three tenant profiles I prioritise are:

1. Medical professionals
Nurses, physicians, residents, and administrators attached to university medical systems. In Augusta, this means Augusta University Health System. In Savannah, Memorial Health. In Columbus, Piedmont Columbus Regional.

These tenants tend to:
Stay longer (18–24 month leases are common)
Pay reliably (stable employment, direct deposit payroll)
Maintain properties carefully (professional standards carry over)

2. Military families
In Columbus, Fort Moore is one of the largest Army installations in the United States. Military families are government-employed, structured in their financial obligations, and typically rotate on 2–3 year assignments.

They are among the most reliable tenants in any market.

3. University faculty and postgraduate students
Not undergraduates. Faculty, postdoctoral researchers, and medical school students — who are older, more stable, and typically lease for 12–24 months.

What I try to avoid: high-turnover tenant profiles that lead to frequent vacancy and higher management costs.

The properties I recommend to REIGPlus investors are in sub-markets where one or more of these anchors is within easy commuting distance.

If those anchors disappear — which they do not, because hospitals and military bases do not relocate — the thesis changes.

They do not disappear.

A property that looks good in photos can still fail my inspection.

Here is what I actually look at when I assess a property for REIGPlus.

1. The roof
Age, condition, any visible damage. A roof replacement in a market like Augusta costs $8,000–$15,000. If it is within 3 years of replacement age, the yield math changes. I confirm the roof age before anything else.

2. The HVAC system
Georgia summers are serious. A failing AC unit in July is an emergency maintenance call and an unhappy tenant. I check the age and service history.

3. The kitchen and bathrooms
These are the rooms that determine rent. An updated kitchen in Summerville commands a premium. An outdated one in good condition holds value. A damaged one is a red flag.

4. Structural and drainage
Cracks, moisture, slope of the yard. Georgia clay soil can cause drainage problems that cost far more than they appear to.

5. The street
I walk the street. I look at neighboring properties. A well-maintained block holds value. A block in visible decline tells me something about the tenant market trajectory.

6. The neighborhood at different times
I do not just visit at 10am on a Tuesday. I think about what this street looks like in the evening. Who walks past. What the activity pattern is.

7. The rental market context
I check rental comparables not just from Rentometer data, but from my own knowledge of what is actually renting in this sub-market right now.

If a property passes all of this, then I say yes.

If it does not pass all of this, it does not reach our investors.

That is the standard.

I have recommended Summerville to more investors than any other neighborhood in Augusta. Here is exactly why.

Augusta University Health System is a 10-minute drive from Summerville. It is Augusta's largest employer: over 15,000 staff.

What does that mean for a property investor?

It means your likely tenant is a nurse, a resident, a hospital administrator, or a clinical technician. These are not transient tenants. They are professionals with stable employment at an institution that is not going anywhere. The hospital expands. It does not contract. It does not relocate.

The second anchor is Augusta University itself — 9,000+ students, a growing medical school, and a postgraduate population that creates consistent demand for 2- and 3-bedroom rentals.

The result: Summerville has consistently low vacancy.

In the three years I have been actively recommending Augusta to investors, I have not seen an extended vacancy period in a well-maintained Summerville property.

That is not data. That is local knowledge. There is a difference.

For investors who want stable, predictable rental income with low management headaches — this is the neighborhood I recommend first.

I was already doing this work. REIGPlus gave it infrastructure.

Before we built REIGPlus, I was running Homes by Tameka — a Georgia real estate advisory practice.

I had been in this business long enough to notice something. A certain kind of client kept showing up: someone based outside the U.S. — often in West Africa, sometimes in the UK diaspora — who had capital, was sophisticated, and had done real research. They were not speculating. They were looking for a serious investment.

And they were running into the same walls, over and over. They could not get a U.S. mortgage without a U.S. credit history. They did not know which lawyers handled remote LLC formation.

They did not know which property managers were reliable and which were not. They did not know what FIRPTA was until someone tried to withhold 15% of their sale proceeds. I could help them with some of these things.
But not all of them. And certainly not seamlessly.

When Oghie came to me with the REIGPlus concept, I understood it immediately. Not because it was a good business idea — though it is.
Because it was the product that my most serious international clients had been asking for, without being able to articulate it.

I said yes because I wanted to build something I could stand behind.

Every property on our platform has been reviewed by me.

Every investor who books a call speaks to me or someone I have personally briefed.

They trust the listing. I do not.

After years of working in Georgia real estate, here is what I have learned about international investors looking at U.S. properties from abroad:

They are given a yield figure. No one explains how it was calculated.

They are given a photo. No one has been inside recently.
They are given a neighborhood description. No one has driven through at 7pm on a weekday. And because they cannot be there themselves, they have no way to know what they are actually
buying. This is the problem I solve.

When I assess a property for REIGPlus, I am asking a different set of questions from what a listing agent asks. I am not asking: what is the asking price?

I am asking:
→ Who is the likely tenant for this property, and are they reliable?
→ Is this neighborhood stable, or in transition?
→ Does the condition of the property match what the listing says?
→ Is the management fee realistic, or is it being understated to make the yield look better?
→ What will this property cost to maintain in years 2 and 3?

These are not questions you can answer from a spreadsheet.
They require knowing the market. Knowing the neighborhood. Being inside the building. That is what I do. That is what makes our listed properties different from a Zillow search.

Before any investor sees a property, I do.

I am Tameka Ojior — Co-Founder of REIGPlus (www.reigplus.com) and a licensed Georgia real estate advisor.

As an Atlanta native, I know its streets, neighborhoods, schools, hospitals, major employers, and attractions.

I am the person who walks into the property — in person, in Georgia — before we ever show it to an investor somewhere in Lagos, London, or Toronto.

One thing I want you to understand about how REIGPlus works is you are not trusting a listing. You are not trusting a data report. You are trusting a human being who physically entered that building, walked the rooms, checked the roof, looked at the kitchen, and asked: would I recommend this to someone who cannot be here?

If my answer is no, the property does not get listed.

It is that simple.

We launched REIGPlus because Oghie Ojior and I identified a real problem: international investors who want to own U.S. real estate have no reliable way to verify what they are buying. They are dependent on information from people who have never met them and have no accountability to them.

My role is to be that accountability.

Every property on our platform has my name behind it.
