One of the most useful tools you can use. Roughly 12 bucks on Amazon. If your water pressure is something other than 40 to 60 you may have issues. If it's too high you're going to be putting stress on washers and plumbing fixtures. Let me know if you want me to check yours.

Watching football barefoot and a few inches from my feet I see the scorpion and I go oh geez I stepped on it without getting stung. So I get a piece of paper to pick it up and the thing scampered off. I had to use a black light to find it. It has phosphorescence so they are easy to find with the lights off.

Home insurance does not cover water damage, so the homes impacted by water, that do not have FEMA flood insurance are at a loss. In Buncombe County, county seat Asheville, 1% of the effected homes have flood insurance. In Bisbee, AZ as an example where I sold most of my homes, a lender will not provide lending to any home that is in a flood zone without flood insurance. You can challenge a flood zone decision with a licensed surveyor's elevation certificate showing the home is out of the flood zone. What happens with natural disasters where FEMA is on the hook for payouts is they will adjust the flood zone so premiums help pay for the losses. It will be a real mess.

Fabulous new listing. There were surprise visitors. Calmest horses ever. I was taking photos of them at a collection pool and these 2 came up without me knowing they were there. I feel this thing on my shoulder and it was one of the horse's muzzle. Such a great listing.
