All the feels! šŸ¤

Back in 2014, I helped my client buy this home. Twelve years later, my phone rang again, and this time, he’s trusting me to help him sell it.

There are a lot of things I love about real estate, but this is the part that will never get old.

To be remembered. To be trusted again. To have someone call after all these years and say, ā€œI want you to handle this for me.ā€

That is incredibly humbling, and I don’t take it lightly.

But today, I’m mostly just grateful.

Grateful for the clients who trusted me when I was just getting started building my business, and even more grateful that so many of them are still trusting me all these years later building it again!

Five things most agents won’t tell their sellers, but I will. šŸ‘€

And these may be five reasons you unfollow me.

1ļøāƒ£ The market doesn’t care what you need to net.

2ļøāƒ£ Your home is worth what buyers are willing to pay, not what your neighbor’s home sold for.

3ļøāƒ£ Showings without offers is the feedback. It may be time to adjust your strategy, and quickly.

4ļøāƒ£ Buyers aren’t responsible for reimbursing you for every upgrade you made.

5ļøāƒ£ The highest offer isn’t always the best offer. Terms, financing, contingencies, and timing matter too.

Selling successfully requires honest advice, realistic expectations, and a strategy built for today’s market.

Apparently I’ve been detained. šŸ˜‚

My crime? Refusing to take overpriced listings and refusing to pretend every buyer can get a house, closing costs, repairs, a refrigerator, washer/dryer, AND the seller’s firstborn child for $75k under asking.

I love my clients. I will fight for my clients. I will negotiate like crazy for my clients.

But I’m also going to tell you the truth about the market, even when the truth isn’t what you wanted to hear.

Sellers: pricing high ā€œjust to see what happensā€ is not a strategy.

Buyers: making a strong deal does not mean we walk in demanding everything that isn’t nailed down. šŸ˜‚

The goal isn’t to ā€œwinā€ against the other side.

The goal is to get you moved.

And apparently I’m willing to get duct taped to an airplane seat over it. šŸ’€

A low offer can be frustrating.

I get it.

But it doesn’t automatically mean the buyer isn’t serious, and it definitely doesn’t mean the conversation is over.

An offer gives us something to work with. We can look at the price, terms, timing, contingencies and the overall strength of the buyer before deciding how to respond.

Sometimes the right move is to counter. Sometimes it’s to hold firm. Sometimes it’s to walk away.

But rejecting an offer just because the first number isn’t what you hoped for can mean walking away from a buyer who may have been willing to negotiate.

The goal isn’t to win the first exchange.

The goal is to negotiate the strongest deal possible and get it to the closing table.

It’s advice almost every first-time buyer hears, usually from their parents. And while I understand where it comes from, it’s advice I wish people would stop repeating.

Here’s why: that rule assumes your agent is showing you homes in a random order and has no strategy.

That’s not how I work. šŸ”‘

Before we ever pull into a driveway, I’ve already done the homework. I know the area, I understand what you’re looking for, and I won't waste your Saturday showing you homes that clearly aren’t a fit.

When we start previewing homes, I intentionally lead with the home that best matches what you told me you wanted. That first house becomes the benchmark. āœ… Every home after it gets compared to the strongest option, not the weakest.

By the third or fourth showing, you’ll usually have a very clear sense of where that first home stands. And sometimes, it’s still the best one. šŸ‘€

When that happens, writing an offer isn’t rushing or making irrational decisions; it’s recognizing that you found exactly what you set out to find. āœļø

You get a stack of paperwork, a set of keys, and a house that is suddenly entirely your responsibility.

Then it makes a noise you’ve never heard before, and you realize you don’t even know where the water shutoff is. šŸ˜…

That’s normal. Every first-time homeowner has that moment.

So I put together a practical September checklist for new homeowners in Pearland and League City. This isn’t another generic list reminding you to rake leaves. Our homes have their own concerns, especially our clay soil and the fact that September falls right in the statistical peak of hurricane season. šŸŒ€

A few things that often catch new homeowners off guard:

šŸ  Your foundation needs consistent moisture. Our gumbo clay shrinks as it dries and can take your slab along for the ride. New construction isn’t exempt.

šŸ’° Your wind and hail deductible may be a percentage, not a flat amount. A 1% deductible on a $400,000 dwelling limit is $4,000, not the $1,000 many homeowners assume.

šŸ’§ Your AC drain line can clog after working overtime all summer. Sometimes the first warning is a water stain on the ceiling.

The first year of homeownership is mostly small, unglamorous maintenance that prevents large, expensive repairs. šŸ› ļø

You don’t need to know everything. You just need to know what deserves your attention, and when.
