This is the truest real estate related meme I’ve ever seen.

Watch out for agents who tell you exactly what you want to hear when pricing your home especially. 

The one with the data who is following the closed sale data just like the bank’s appraisal will is putting in the time and the work to prepare based on facts and giving you what you need to know to be successful and get the best price for your home.

Don’t list with the one who echoes exactly what you want to hear with no comps in front of them to back it up. Or even worse, three comps from Glenmaura when your home is in Forest City. Appraisers for your buyer’s lender won’t use those.
Those of us in the business a long time refer to that as “buying the listing.” I’ve also heard it termed “hire the liar.”

Accurate pricing results in higher offers with low aggravation/time on market for sellers. Not to mention the carrying costs.
