When completing the final HERS inspection, we conduct a blower door test to evaluate the air infiltration. In this particular home, the results showed extensive leakage. After examining the thermal envelope, we discovered a register cover with fiberglass insulation. After removing the cover, we found the duct had been completely disconnected from the attic side.

With multiple trades working in the attic space and it’s not uncommon for ducts to be accidentally dislodged. Thanks to our inspection, we were able to alert the builder and ensure the issue was corrected.

This photo shows a clear example of “wind washing”. The absence of proper blocking around the edge of the attic allows air to enter and displace the insulation, pushing it back from the edge of the ceiling. As a result, portions of the ceiling are left exposed and under insulated. Blocking along the soffit is critical to prevent wind washing and maintain thermal performance.

As energy code inspectors, we come across interesting finds in newly constructed homes. In fact, about 1 in every 10 homes we inspect has something to be addressed at the final stage.

Partnering with a qualified energy rater is essential to identifying these problems before a homeowner moves in. Without proper testing and inspections, many of these issues can go unnoticed and may eventually turn into costly warranty claims.

Homebuyers preparing to move into a new home, pay attention to these key items to ensure your home is performing as it should.

Our first spotlight shows a “Tray Ceiling”. The tray ceiling often has not been properly air sealed. When left unsealed, this allows attic air to enter the home, bringing particles of insulation into the living space. Insulation particles create poor indoor air quality and increased dust accumulation in a home.

Project Highlight: Roanoke College Container Dorms

Central Energy Audits recently had the opportunity to partner with Custom Container Living to work on a truly unique and innovative project — certifying container home dorms for Roanoke College in Salem, Virginia.

From the early planning stages, our team consulted closely with the project partners to ensure every detail met the requirements for Energy Star, Zero Energy Ready Homes, and Indoor Air Quality programs. We also reviewed Electric Vehicle (EV) and Photovoltaic (solar) system checklists to make sure the homes achieved full compliance and performance standards.

These container-style dorms bring a fresh, sustainable approach to student living — combining energy efficiency, comfort, and modern design. Plus, the builder was able to take advantage of $5,000 in tax incentives per unit built through program certification.

Our team spent months inspecting insulation, and we made a trip to Virginia to perform final air leakage and mechanical ventilation testing, verifying every last detail for certification.

We’re grateful for the opportunity to collaborate with Custom Container Living on this exciting project and proud to have helped bring these innovative dorms to life.

CEA partnered with Pearce Construction on a great project! Thanks to the Pearce Team for bringing us on board to help ensure your space meets all code requirements!

Our team performed blower door tests to measure air infiltration, along with duct leakage tests to evaluate both total system leakage and leakage to outside the conditioned space. We also tested and set the mechanical ventilation systems to bring in fresh air and maintain balance in the space, based on our air change calculations.

This project was unique in that we were bringing an existing space -- located in a church basement-- up to code. We worked through the challenges of testing and maintaining compliance with KCMO requirements. Because the space involved a change of use and an increase in energy consumption, full compliance with the energy code was required.

We're proud to report that the space tested well and is nearly ready for occupancy!
