Westchester County’s April 2026 market shows one thing clearly: buyers are still active but not every town is moving at the same speed.

Fastest moving markets
Mamaroneck (5 days), Scarsdale (9 days), Eastchester (16 days), and Peekskill (16 days) are proving that well priced homes in high demand areas are still selling almost immediately.

Mid range activity
White Plains, Greenburgh, New Rochelle, Yonkers, and Pelham are averaging around 39 to 44 days on market, showing a healthier pace where buyers are taking more time and negotiating strategically.

Slower luxury suburban markets
Bedford (114 days) and Pound Ridge (160 days) continue to move much slower, reflecting buyer caution at higher price points and increased inventory competition.

The takeaway
Westchester is no longer a one speed market. Pricing, location, and property presentation matter more than ever in 2026.

Curious how long homes are sitting in your specific town or what your home could realistically sell for in today’s market? Send me a message. I would be happy to help you break down your local market.

JUST SOLD for $2M

This transaction had a lot of ups and downs from start to finish. Our first buyer backed out, and when the second buyer came in, the seller had reservations moving forward.

The MAR Team had to step in with constant communication, strategic problem-solving, and a lot of diplomatic negotiation to keep everyone aligned and the deal alive. In the end, we got it across the finish line successfully.

Real estate is not always smooth, but navigating challenges and protecting our clients through every step is exactly what we do.

Congratulations to everyone involved in this successful closing.

We turned a $90,000 single family rental into a 5 unit multifamily property through a 1031 exchange and completely changed our cash flow.

Back in 2016, we purchased a single family home in Deltona for $90,000, invested another $15,000 into renovations, and rented it to a long term tenant. Over time, the property appreciated, rents increased, and we completed two cash out refinances totaling more than $50,000.

Nearly 10 years later, the tenant wanted to purchase the property. Instead of cashing out, we used the opportunity to execute a 1031 exchange and reinvest into a larger asset.

We sold the property for $300,000 and acquired a 5 unit multifamily building in Scranton for $470,000, including a seller credit.

The difference between the two properties is simple: cash flow.

The single family home produced very little monthly profit, while the multifamily property has the potential to generate several thousand dollars per month in income while continuing to appreciate in value.

This is the power of strategic real estate investing and 1031 exchanges, using equity to scale into larger opportunities.

Queens luxury is reaching a whole new level.

Malba has officially become one of NYC’s most expensive neighborhoods, with home values surging and demand continuing to grow. Once considered a hidden gem, this waterfront Queens enclave is now competing with some of Manhattan and Brooklyn’s top luxury markets.

With oversized homes, private streets, and limited inventory, buyers are paying a premium for exclusivity and space in New York City.

Is Queens becoming the next luxury hotspot?

What do you think? Would you live in Malba?
