My last video about New Hampshire property taxes definitely got people talking. 😂

So let me clarify one thing…

Yes, New Hampshire has high property taxes. But high property taxes do not automatically mean a high overall tax burden.

We don’t have a general sales tax, and New Hampshire no longer taxes earned income — plus property taxes can vary dramatically from one town to another.

That’s why when you’re comparing NH to MA — or even one NH town to another — you really need to look at the entire cost of living, not just one tax number.

That’s what actually matters.

No state income tax doesn’t mean New Hampshire is cheap to live in. 👀🏡

One of the biggest surprises for people moving to NH is the property tax bill.

A $500,000 home could easily have a tax bill of $9,000–$11,000 a year depending on the town — and two similarly priced homes in different towns could be thousands of dollars apart annually.

That’s why you can’t look at just the price of the house when deciding where to buy.

The highest offer isn’t always the BEST offer. 🏡

When sellers get multiple offers, it’s easy to look at the biggest number and think, “Well, obviously we’re taking that one.”

Not so fast.

Price matters — but so do financing, contingencies, inspections, appraisal risk and even the closing date.

Sometimes the offer that looks best on paper isn’t the one I’d recommend.

The goal isn’t just to get an offer. It’s to get to the closing table.

Zestimates suck. 😂

Okay…sometimes they’re actually pretty accurate.

We recently sold one home in Pelham where the Zestimate was about $50,000 higher than what buyers were ultimately willing to pay.

Around the same time, we sold another home in Salem where Zillow was almost dead on.

And that’s really the point.

A Zestimate can be a useful data point, but it’s still an algorithm that’s never walked through your front door. It doesn’t experience your home the way an actual buyer does.

So go check yours. 👀

My fun fact for the day. This song gets me super emotional and I don’t know why. When we get to the part “I sought the lord and he heard and he answered” I cry like a baby. I can’t look at anyone. I just play my guitar 🎸, stare up through the stained glass window or close my eyes and cry.

And another thing……listen to these two sing. My God!!!! Amazing

Let’s say a home is worth around $400,000.

Should it be listed at $250,000?

Some agents would say it’s a smart way to create more showings and multiple offers.
Others would argue it creates unrealistic expectations for buyers.
