In my experience, some of the smartest improvements are often the simplest. For example, fresh paint, updated lighting, refinished floors, and kitchens or baths that feel clean and current show that a house has been well maintained.

Before you start a major project, it can be worth taking a a moment to figure out which updates will add real value and which may not.

Summer has a way of making us appreciate the spaces just outside our doors. Whether it's a backyard patio for evening dinners or s'mores (yum!), a deck for morning coffee, a pool to cool off in, or a porch where you can simply relax and watch the world go by, outdoor spaces often become our favorite "rooms" this time of year.
