There is a moment that never makes it into a signing service’s marketing copy: the moment when a notary has to politely decline a notarization and leave the table.

Standard 5.1 of the NSA Code of Conduct is clear. A signer must personally appear before the notary. No exceptions for tight closings, spouses promising to come back, FaceTime calls, or POAs that were not pre approved.

Every notary on our roster is briefed on this before they touch one of your files. When the situation comes up, they stop, they call our team, and we escalate to your office directly.

That is not a delay. That is risk protection for your title chain, your E&O exposure, and your reputation.

The notaries who know when to walk away are the ones you want at your closings. We make sure ours do.

🚨 There is a closing on your desk right now that cannot fail.

The seller flies out tomorrow. The rate lock expires Friday. The funding wire has to land before close of business. One missed step, and the whole transaction is at risk.

Most signing services are built for the easy closing. The hard one is a different operational problem entirely.

And here is the part most people miss: the file you cannot afford to drop looks exactly like the one sitting next to it… until something goes wrong.

That’s why at TCSS every file gets the same standard. Same pre QC. Same notary briefing. Same scanback review before anything ships.

Not because every closing is an emergency, but because you should never have to guess which one is.

The next time one of those files lands on your desk, you already know who to call.

The signing service for closings that cannot fail.

Every signing service promises reliability.
But not every signing service is built for the closing where reliability is not enough. ⚖️

The seller flies out at 6 AM.
The rate lock expires Friday.
The funding wire has to land before close of business.
One missing initial can delay the entire transaction.

These are the closings that cannot fail.

Not “should not fail.”
Not “would be inconvenient if they failed.”
Cannot fail. 🚨

At TCSS, we treat every file like it is the file you cannot afford to drop.

That means:

✅ Confirmation calls that actually happen
✅ Pre QC before the notary leaves
✅ Notary briefing before the appointment
✅ Real-time visibility during the signing
✅ Scanback verification before anything ships
✅ Package tracking through delivery

Because the closing you cannot afford to drop looks just like every other file until something goes wrong.

Most signing services optimize for volume.
We optimize for the file you cannot afford to drop. 📂

Every closing handled like a legal event.
Because that is what it is.

The next time the file on your desk is one of the closings that cannot fail, call us at 844.865.8277 or visit theclosingsigningservice.com.

🚨 "He's coming back in 20 minutes, just notarize it now so we don't lose the closing."
If you have been a notary for more than a year, somebody has said this to you. And how you answered tells me everything about your career. 👇

🛑 There is one rule in this industry that does not bend no matter who is asking, no matter how big the deal, no matter how nice the title agent is on the phone:

👉 The signer HAS to be physically in front of you when you notarize.
❌ Not "coming back in 20 minutes."
❌ Not "on the way."
❌ Not "just sign it, his wife will swing by tomorrow to drop her ID off."
❌ Not a FaceTime call where you can see their face.
❌ Not a Power of Attorney that was not pre-approved by the closing agent.
📍 In front of you. Same room. Same air. Same moment.
⏳ I have been doing this for 7 years and I have lost count of how many times somebody has tested me on this:
👤 Sometimes it is a borrower who is genuinely confused and thinks notarizing is just a formality.
📞 Sometimes it is a title agent who is panicking about a funding deadline.
💼 Sometimes it is another notary who wants to know how I "handle it."

The answer is always the same: I pack up my supplies, I make the phone call to the contracting company, and I leave. Politely, professionally, with a smile... but I leave.

⚠️ Because here is what most new notaries do not understand:
The state does not just lose your commission when you notarize an absent signer. The federal government opens a file on you.
And when that file gets connected to a fraudulent transaction and one day it will you are not just a notary anymore. You are a witness in someone else's criminal case. ⚖️ Or worse.

🛡️ Your commission is your asset.
📖 Your journal is your evidence.
🔏 Your seal is your signature on every document for the next 10 years.
Protect them like your life depends on it. Because in this profession, it kind of does. 💪
💬 Let’s talk in the comments:

Has somebody ever pressured you to notarize an absent signer? Tell me YES or NO below. I want to know how many of us have been there.

📌 If you are new and you have not been tested yet, SAVE this post. Your moment is coming.

I built a notary fortune because I didn't know my worth.

7 years ago, I became a notary. And in the beginning, I said yes to everything.

I drove anywhere. I took the jobs nobody else wanted to take. I accepted every appointment, no matter the company, the fee, the transaction, the number of signers, or the number of pages. I didn't know I was supposed to complain about driving an hour each way, about printing 400 pages, scanning 200, then running to FedEx or UPS to drop them off. I just did it.

I showed up early. I stayed late. I went above and beyond when nobody was watching.

And you know what? Nobody was taking advantage of me. I wasn't nickel and diming anybody. I was serving people. I was building relationships, a reputation, and character.

Too many notaries complain too early because they can't see the full picture. Too many burn bridges before they ever build a network. But everything adds up. Every signing teaches you something. Every client can open another door.

This business is not about $25 more. It's about getting the next call.

So stop acting like the villain in your own story. Serve with excellence. Stay humble. Keep learning.

Learn your worth by building it first. Then bill like you know it.

Before success, there was sacrifice.

What are you willing to sacrifice to build your name?

Two weeks ago, I made a decision that felt risky.

I took our company website down. Completely. No “under construction” page, no temporary redirect, nothing.

Building The Closing Signing Service since 2020, and one Tuesday I just hit pause on the front door.

Why?

Because the website no longer reflected the company we had become.

Today, the new theclosingsigningservice.com goes live.

Same team. Same standard. Same obsession with closings that cannot fail.

But now everything you see matches everything we do behind the scenes.

To everyone who messaged asking when we would be back: thank you for noticing. That is the best compliment a business can receive.

Here is to year six.

📅 Jueves 16 de abril
⏰ 9:00 AM
📍 3150 SW 145th Ave, Miramar, FL 33027

Quedan pocos lugares y honestamente… se van a ir rápido.
