📋 Attention Florida Homeowners: A Big Change Is Coming to Home Appraisals

Starting November 2, 2026, a new nationwide appraisal standard (UAD 3.6) becomes mandatory for all conventional loan appraisals. This isn’t a minor update — it replaces the decades-old appraisal forms with a more detailed, data-driven format that requires far more documentation on your property’s condition, upgrades, and improvements. The rollout began in September 2025, with full use required for all GSE-conforming appraisals by November 2026 .

What this means for you if you’re planning to sell:

✅ Appraisers will be capturing more detailed data on your home’s features, condition, and upgrades
✅ The process will be more thorough than what you may be used to
✅ Being able to document your improvements (roof, AC, kitchen, flooring, etc.) will help support your home’s value

My advice: If you’ve made repairs or upgrades — big or small — start gathering those receipts, permits, and invoices now. Keep a simple folder (digital or physical) with dates, costs, and contractor info. When it’s time to sell, this documentation can make a real difference in how your home is valued.
