The "Live Local Act" (SB 102) is a new law that is supposed to provide additional money for the state’s Hometown Heroes Program , widen the eligibility for programs like career-based assistance and income-based down payment assistance, and increase the maximum loans to $35,000.

Gov. DeSantis signed SB 102, the broad-based pro-housing bill backed by Florida Realtors, into law on Wed. It “does so many amazing things,” says Pres. Mike McGraw.

According to this article, there are more homes on the market and available for sale that in recent months, but home prices are still growing (at a slower rate year over year). If you want to sell, now is the time because the market is changing/stabilizing. While it is more expensive for buyers to buy, they are still ready and willing, but for how long? Sellers, please consider that it may take a little longer to sell because there are more options available.

Accoridng to this article, Miami-Dade has a median sales price of $550,000 for a single-family home and $395,000 for a condo, according to the November market report from the Miami Association of Realtors.

You could also pay an extra $100/month on your mortgage instead for the same results.

Rents are growing at a slower rate in South Florida, but are still, on average, $495 more than they should be based on the historical averages. The prices are still growing and are already not affordable for many, so a long-term solution for affordable housing is needed.
According to this article, "on average, rents have grown about 8.39% in the past six months, compared to a growth of around 16% the six months before that." Check it out.
