Again this is subject to change … Flood insurance authorization for NFIP expires September 30, 2026, and it already lapsed once this cycle in October 2025. If you own or are buying property on Perdido Key or Pensacola Beach, this is worth six minutes of your attention.

Here is what a lapse actually does. New and renewal flood policies stop being issued. Buyers in contract can get stuck without coverage their lender requires. During the last lapse, one buyer’s annual premium jumped from about 2,800 dollars through NFIP to a 15,000 dollar private quote.

The good news is timing solves most of this. A policy bound before the deadline stays valid no matter what happens in Washington after. If you are under contract on a flood zone property with a closing near or after September 30, talk to your lender now about getting that policy issued early.
