I tell them, "It depends on what you're after."

But I also tell them this.

"People pay a premium to live in Gulf Breeze for a reason. A-rated schools that families drive across town to access. Ten minutes to Pensacola Beach. Streets with actual character."

And the data backs it up. Gulf Breeze average sale prices run nearly $20,000 higher than comparable Navarre homes right now. That is not a fluke. That is the market telling you something about what people value.

If you have been thinking about what your home is worth — or whether now is the right time to make a move — this is the best window you have seen in a while.

Median sold price in the area: $434,900. Median days on market: 22. Homes currently active: 11.
That last number is the one that matters. Eleven. When inventory is that low and buyers are this motivated coming into spring, sellers have real leverage. The question is whether you know how to use it.
