In its 100+ years of existence it’s use has changed but location remained the same. In real estate a “non-conforming” is use of property that was allowed under the zoning regulations at the time the use was established but which, because of subsequent changes in regulations, is no longer a permitted use. State law does not regulate nonconforming uses, structures, or lots. So, local jurisdictions are free, within certain constitutional limits, to establish their own standards for regulation of these nonconforming situations. “Grandfathered” in, this business can continue to do what it is good at, but must not increase its size or function, thus why this former grocery store remains open today. The current owner is one of 4 whose alma matter’s mission statement reads “We are the birthplace of forward-thinking business leaders, setting our eyes on innovation and results. This is where we produce difference makers that shape business, non-profits, governments, and eventually the world.” The inspired current establishment owner meets with every distributor and personally selects what is on tap. Locals often reference this beloved watering hole as an abbreviation.

Thinking of going Solar??!

PLEASE READ ALL….This is what so many of us real estate agents try and convey to home owners. Unless you plan to pay cash for your solar panels or intend to not sell your house for quite some time. DO NOT DO IT

Buyer purchases house.
Buyer puts on solar panels.
Buyer decides to sell house.
New buyer willing to assume entire solar panel loan.
New buyer can’t, bc debt to income will be too high. And law does not allow solar loan assumptions.
Seller will pay half.
New buyer will pay half.
Mtg company says NO.
Seller is required by law (consult your local attorney as I am not an attorney nor practice giving legal advice) to pay off loan in full. Prior to sale.
Seller pays off loan in full.
Seller is walking away with $0.00 from the closing table.

Sellers entire equity was eaten up by the solar loan payoff.

OOPS... this is one of many reasons why you shouldnt get solar. If you cannot afford to pay cash up front. Then dont do it, RIGHT NOW.
Solar does not save you money, compared with the cost. Panels right now, are not efficient enough. So ROI is not enough to justify it.
And all youre doing is converting your current utility payment, into a LOAN PAYMENT.
Let that sink in for a minute.

Our Historic Pensacola landmark scavenger hunt gives you the opportunity to qualify for monthly giveaways and our grand prize, a NEW 2-person clear kayak valued at over one thousand dollars.

So, when does it start and how does it work?

The first clue will be revealed on my page, at 10 AM Sunday August 28th.
Carefully read the clue then use your keen local knowledge to decipher it. Once you think you have the correct answer stop by and snap a pic clearly capturing both you and the Historic Pensacola Landmark.
Next post your picture on your personal page and ensure you tag me Mitchell Realtor by midnight Saturday. A correct picture serves as one entrance towards our monthly giveaways and grand prize which will be drawn live on Facebook, Sunday December the 4th.
New clues follow every Sunday morning at 10 AM for 11 consecutive weeks.
The correct answer to the previous weeks clue will be shared every Monday morning by 9 AM.
