➡️ We’re in a balanced market — 4.5 months of inventory means buyers and sellers finally have a more even playing field… but this window won’t stay open for long.
➡️ Buyers are back, but they’re selective. Contracts written jumped over 8% last month, but buyers are negotiating harder and skipping overpriced homes. In Escambia, 11% of listings didn’t sell at all.
➡️ For sellers: Pricing and presentation matter. Price it right from the start, and you’ll attract the right buyer quickly.
➡️ For buyers: You have more options, more negotiation power, and less competition — but well-priced homes are still selling fast.
