After a year of renovations, my Duchess dollhouse is finally on the market and is ready for a new family to fall in love with it! WOW! I am blown away by the action the newest flip to hit the market got today. The listing went live this morning and by the afternoon I had multiple offers -- everyone that had a showing today put in an offer. I didn't even have the sign in the yard yet and hadn't finished my online ads.

This was a rough flip to get to market and I went through several crews to get to the finish line but the praise at the end, exited neighbors, and an opportunity to add another happy home to our area makes it worth it. Stay tuned tomorrow for some before and after posts!

Something that is just as important to me as my reputation with my client is how my peers view me. The Panhandle is a small world and more often than not I deal with the same agents time and time again. What other agents have to say about your agent is extremely important. Having another agent think poorly of me is not an option -- I run a tight ship, I am always a team player, and I am here to make sure my client and the other side of the transaction successfully makes it to the closing table in one piece.

Our industry is facing big changes come this summer and you as a potential buyer or seller will want to be extra choosy when it comes to picking the professional you want to represent you. Don't be scared to ask your potential agent what other agents think of them and ask for specific feedback on prior transactions.

Selling entire buildings with multiple tenants currently occupying is no easy task and requires a skilled and tactful agent. Access to the building is difficult in itself to get from one tenant, let alone 4. There's a lot of moving parts to transferring ownership of a building from one owner to another and one property manager to another and a collaborative and positive attitude is required to get property managers who are losing their jobs to cooperate and tenants who are scared they will be required to move out upon the sale to realize that everything is fine and their lease will remain in place.

That one realtor you know might not be up for the challenge or be able to help determine if the cash flow is and that's ok, all agents have transaction types they excel in and others they may be inexperienced in. I'm an investor helping other investors buy properties in the FL Panhandle and I'm happy to help others grow their wealth through investing in our gorgeous area. Congrats to my new Florida friends on the purchase of this lovely family home in Scenic Heights! The transaction may be closed but my job is far from over as I will now be helping with the logistics of their cross country move. I’ll be here when their vehicles arrive faster than they do and I’m here for a helping hand when the moving truck shows up!
