Pensacola + Surrounding Area Market Update

If you bought in 2021… chances are your home has appreciated more than you think.

Pensacola:
Home values have largely stabilized after the post-2021 surge, but prices remain above pre-2021 levels. Median sale prices are still up compared to historical norms, with demand staying steady despite lower sales volume.

Pensacola Beach:
Still one of the strongest luxury/coastal markets in the area. Waterfront and condo inventory remains limited, helping keep values elevated. Median sale prices are holding around the mid/high six figures to $800Ks+.

Perdido Key:
Beach and waterfront demand remains strong. Buyers can still find relative value compared to South Florida or 30A, which continues to attract both investors and second-home buyers.

Navarre / Navarre Beach:
Inventory remains tight, especially for desirable homes near the water. Continued demand has helped values stay resilient.

The “crazy appreciation” era of 2021-2022 has cooled, but most homeowners who bought in 2021 are still sitting on significant equity. Inventory has tightened again in parts of the Panhandle, helping support pricing.
