If you are serious about buying a home, especially as a first-time buyer, take action as soon as you can, don’t wait.
It’s going to cost more to buy a home as inflation diminishes your buying power. First time home buyers will be hard hit as rising costs reduce the amount of home you can afford. Mortgage rates, while still affordable, are now the highest in 20 months because the Federal Reserve is trying to fight inflation. Lumber prices are surging again, raising the cost of new construction which increases the value of older homes. (As of today, lumber was $1,185 per 1,000 board feet.) Prices are increasing on other materials and goods and supply chain issues are still a problem.
Will the higher costs cool the market? Many so-called experts don’t seem to think the market will slow very much very soon. Demand is still there, and supply is still tight. The question is how much will higher costs reduce demand.

And I have a client doing just this. He is holding off buying for now, accumulating additional funds and waiting for the buyer feeding frenzy to cool down. He is hoping the inventory improves and the demand eases by early next year.

Few ideal homes, rising prices and lost bidding wars add up. Buyers aren’t going away, but many are deciding to hold off purchasing for maybe six months or a year.

Lumber futures tanked more than 40% in June alone, suffering their worst month on record dating back to 1978.

Pay attention boys and girls! If you are customers of ECUA remember that your 3-month sewer averaging period begins tomorrow, Nov. 15. The amount of water we use during the three months from now until Feb. 15 will determine how much we pay for sewer services for the REMAINDER of the year! ECUA takes the average 3-month water usage and uses that to base your sewer fee for the year 2021. The higher your water usage, the higher your sewer bill. And of course, use less water and it's lower. ECUA says water usage is typically lower during the three months. So, fix water leaks, don't wash your car at home, do full loads of laundry and don't over water the yard.
