Dawna Brown - Homes By Dawna REALTOR® at eXp Realty | FL | AL | Local Insights. A Luxury Experience. Guidance You Can Trust. As a result, Dawna learned to budget, or they would go hungry.

Dawna was raised in a “real estate family” in Southern California, but that wasn’t how her story began. Her mother passed away when Dawna was just ten years old, and from that moment on, she was “in charge.” Her father was a cross-country truck driver, which meant that Dawna and her younger sister spent days—sometimes weeks—alone. She kept the house clean, mowed the lawn, got them both to school o

n time, and made sure their homework was done. Though these were challenging times, they taught her how to schedule, plan, and execute—skills that would later serve her well as a military spouse and mother. Her father remarried when she was 15, and it was her stepmother who introduced real estate into her life. Dawna recalls standing on front porches, watching her stepmother chat with virtual strangers and turn them into family friends—a talent Dawna would later master herself. When she became an Air Force commander’s wife, those early life lessons kept her grounded, and the families under her husband Tom’s command knew they could count on her to help keep things running smoothly during deployments. Since then, Dawna has raised four children across three continents and bought and sold homes in three different countries. Each move required finesse and strong negotiation skills due to language barriers and cultural differences. It’s safe to say she has learned a thing or two about relocation and diverse lifestyles. When the family landed in Pensacola, Florida, Dawna fell in love with the white sand beaches and the Gulf Life. Today, her focus is on providing first-class service to active adults and empty nesters looking to relocate to or market a waterfront or near-water lifestyle—so they can live the Gulf Life every day. Dawna is a strong advocate for her clients, earning their trust through exceptional personal attention and consistent communication. She guides clients through every step of the process with confidence and ease. In addition, she spent 25 years as a copywriter and is the author of the marketing book Work With Your Copywriter…And You Both Win! Her negotiation skills began early, shaped by her independence and reinforced by learning the real estate trade from her family. Dawna is immensely proud of her four children—Krista, Tom, Mykala, and Patrick—and her nine grandchildren, and she spends as much time with them as possible. She lives in Gulf Breeze with her husband, Tom, and cherishes waking up each day near the water and the lifestyle they both love. She and Tom are also passionate advocates for rescue animals. They currently share their home with two dogs and two ferrets, all of whom bring equal parts joy and mischief. While her childhood began a bit rocky, Dawna credits it for setting her on a path of resourcefulness and independence—qualities that shaped the woman she is today. And there’s certainly nothing rocky about white sand beaches, no alarm clock, and helping others find and live the Gulf Life every day.

Many homeowners don't suddenly decide to move. They simply begin noticing that the home feels different than it once did. Downsizing or right-sizing starts long before any decision is made. Paying attention isn't a decision. It's the beginning of staying in control.

The first week on the market is the most important.

Overpricing can lead to less interest, longer days on market, and eventually price reductions that weaken your position.

Homes priced correctly attract attention immediately and can create stronger competition.

The right price is not about guessing high. It is about understanding the market and positioning strategically.

That is how you maximize results.

In competitive markets, the highest offer does not always win. Terms, timing, and overall strength matter just as much as price.

Sellers are looking for certainty. Clean financing, flexible timelines, and fewer contingencies can make a significant difference.

Buyers who understand how to structure a strong offer position themselves ahead of the competition.

It is not just about offering more.
It is about offering smarter.

Fresh paint, updated hardware, clean landscaping, and good lighting can completely transform how a home shows.

These are not major renovations, but they have a major impact on perception.

Buyers notice the details because they signal how well a home has been maintained.

Taking the time to prepare properly often leads to better offers and smoother transactions.

It is rarely just the features.

It is how the space feels, how it flows, and whether you can picture your life there.

Buyers often know within minutes when something clicks.

That is why presentation matters so much.

The goal is to create a space that feels inviting, effortless, and easy to say yes to.

Trying to time the market perfectly rarely works.

What matters more is your personal timing, your financial readiness, and your long term goals.

There will always be headlines, predictions, and opinions.

The right move is the one that aligns with your situation, not just the market noise.

Clarity leads to better decisions than waiting.

Clean lines, natural textures, and neutral palettes continue to dominate modern home design.

Buyers are drawn to spaces that feel calm, functional, and timeless rather than overly styled.

Think warm wood tones, soft lighting, and open layouts that create flow.

Design should enhance how a home feels, not distract from it.

Simple, thoughtful choices always win.

Sometimes the question isn't whether you want to move.
It's whether the house still makes financial sense long term.
Knowing your options can reduce future pressure.

Natural light is one of the most underrated features when it comes to home value and buyer appeal.

Bright, open spaces tend to feel larger, cleaner, and more inviting. It creates an emotional connection the moment someone walks in.

Simple upgrades like lighter paint colors, updated window treatments, and clean glass can make a noticeable difference.

Homes that feel good tend to sell better.

Light is not just aesthetic. It is strategy.
