Thinking about buying a new build? Why do you need a home inspection on something that is clearly new and up to code, right? WELL... Not always true.

Something that we sometimes see on new builds is the exterior steps not having a railing.

A guard is required when a stair rises more than 30 inches above the underlying surface. A handrail is required on stairs of four or more rises.

Today I personally tripped on the stairs that SHOULD have had a railing but did not. This is a good example of why you should get a second set of licensed eyes to look at and inspect your new home.

Should I get a Home Inspection on a new home I am buying?

Who will cover cost of any repairs when you go to sell house after 2-5 years of anything builder missed originally…?
We see this time and again where seller has owned new home for 2 years. The new buyer has us inspect home and we find things that should have been caught with new construction. At this point the warranty period is over from the builder.

Another thing to consider is having us inspect your new home just before your warranty is up (11 Month Inspection)!!”

$20K Catch at Home Inspection Today!!

When I (Stephen) was inspecting a new build today for buyers, I observed a very significant concern with the roof framing. Florida building code requires roof decking to be nailed off with 8d nails at a max 6” spacing.
When walking the roof, I noticed that the shingles (and roof decking) felt as though they were lifting/bouncing in some areas. You could even hear them pop back down after lifting. In all the roofs I’ve walked (in nearly a decade) I do not believe I have felt/seen this before.
Once in the attic I found the roof decking to not be nailed down properly.
-The nail pattern was measured to be insufficient.
-Areas of roof decking were either visibly raised or could be pushed up from the top of the rafters.

This is an expensive repair and not something you would want to find out after closing or when you went to resell your home.

These are the kinds of finds that make a home inspection so valuable, especially on a new construction home.

When you're remodeling, it's tempting to gain some living space by building walls close to the electrical panel. But that might come back to haunt you during an inspection or when you sell your home. Here are the space requirements as outlined by the NEW (National Electrical Code):
1. There must be 3 FT of working clearance in front of the pane.
2. The width of the working space deeds to be at least 30 in. (the panel isn't required to be centered on the 30 in width).
3.The panel door must open at least 90 degrees.
4. For new construction, the height of the working space needs to be at least 6.5 ft. (there is an exception for existing homes.)
5. The area above and below the panel is reserved for other electrical equipment, which can't extend more than 6 in. beyond the front of the panel.
6.Illumination is required for all working spaces at electrical panels.
7. The required working space cannot be used for storage.
Think of it this way: You should have a clear area about the size of a refrigerator in front of the electrical panel.

Impact rated windows are an excellent improvement for your home. Often these windows can have issues, over time, with opening due to the fact that they are considerably heavier than traditional windows. Balances can go bad, leaving windows inoperable. Check with your manufacturer as many of these higher end windows have long warranties, some even lifetime warranties.

Here is a common problem we see that ends up being marked as exposed electrical on a 4point inspection and then gets sent off to insurance. This is a relatively easy fix. If you own your home and are thinking about selling, go check your electrical boxes and see if you need to get this fixed.

DISCLAIMER: DO NOT touch anything with power coming to it, be careful and when in doubt hire a professional electrician to look at it.

We make sure that our inspections are thorough. Here is a picture of Luke out in the sun on a roof when it was over 80 degrees out. His feet were warm but he still spent over a half hour looking over the roof to make sure he saw everything so that he could give the buyers a full report, so that they do not have any surprises after purchasing the house. We pride ourselves in making sure we see everything. We do our inspections as if we were doing them for our own family members.

What a fun night. Last night we had the pleasure of being invited to a VIP appreciation party thrown by a local realty office. It was great to see people that we work with in a more relaxed atmosphere. I also enjoy being able to get our team together with our spouses as well.
