During a recent home inspection, we found an issue with the shingle installation along the roof's perimeter.

The butt joints in the starter course aligned with the joints in the first course of shingles. This is a detail that should be evaluated against the manufacturer's installation requirements because properly offset joints reduce the potential for water intrusion and roof leaks

If you have your roof repaired/replaced, it would be wise to check that it was installed correctly and verify that no detail was overlooked.

🏠 Are you purchasing a new construction home or having a custom home built? A pre-drywall home inspection may be exactly what you and your home need.

A pre-drywall inspection gives the inspector an opportunity to identify potential issues with the weather resistant barrier (WRB), flashing, doors, windows, framing, anchoring, electrical, plumbing, mechanical systems, fire blocking, insulation, and other critical components before they are sealed behind wall cladding and drywall.

We also offer a custom walkthrough at the end of the inspection to provide additional context and visualization for any callouts and to answer any questions you may have.

Can you guess the age of this roof by looking at the roof boot? 🧐
🥁 Drum roll please…

2021 build.

That’s right—a roof only about five years old showing signs of deterioration at the roof boot.

Sometimes, things simply don’t last as long as expected or advertised.

Earlier this year, I inspected a 2020 roof that had to be replaced because the shingles were heavily deteriorated. Thankfully, the shingle manufacturer determined there was a manufacturing defect and provided replacement shingles.

The takeaway?

Don’t assume a newer roof means a trouble-free roof.

Having your roof checked every couple of years can help identify deterioration, maintenance needs, and potential problems before they become bigger—and more expensive—issues.

So... yesterday, I realized that hawks attacking drones are a real thing! Thankfully, the hawk just swooped down to investigate and did not attack it! 😅

Condo Inspection went on like nothing happened and roof pictures were able to be completed. Crisis averted!

A Word To The Wise: After a home inspection, the seller may choose—or offer—to perform the roof repairs himself. How hard can it be? 🤔

I would highly recommend declining the offer and instead hiring a qualified, reputable local roofing contractor to perform the repairs.

Yes, the word “qualified” is important. Not all roofing contractors perform repairs to the same standards. We have seen situations where flashing was cut too short, improperly installed, or simply omitted altogether. When this happens, the repair may look complete, but the roof can still be vulnerable to water intrusion—and ultimately, that becomes your problem.

Once the roof repairs have been completed, I also recommend scheduling a roof re-inspection to verify that the reported deficiencies were properly addressed and the repairs were completed correctly.

🏠 Does the Slope of Your Exterior Window Sills Matter?
It may seem like a small detail, but exterior window sills play an important role in managing rainwater.

Sills should provide positive drainage away from the window opening. A flat sill—or one sloping toward the window—can allow water to collect at the opening and increase the potential for moisture intrusion.

Proper window installation relies on multiple components working together, including the sill, flashing, sealants, and weather-resistive barrier (WRB), to keep water out and direct incidental water back to the exterior.

Once Upon A Time...

A long, long time ago, in a place not too far away, sat a beautiful home. Years earlier, a screened rear patio had been added, complete with new gutters. Everything appeared to be installed correctly—except for one very very small detail.

The gutter terminated directly against the exterior brick wall. Although the end of the gutter had been sealed to the wall with much caulk, no gutter end cap was ever installed. (Do you see where this story is going?)

Year after year, rainwater escaped from the open end of the gutter, repeatedly soaking the adjacent brick veneer. What seemed like a relatively small oversight at the time had consequences that went unnoticed for years, eventually leading to brick deterioration, mortar erosion, and moisture intrusion into the wall assembly of this beautiful home.

The surprise of this story is that the homeowner acted like a benevolent king and wished the damage to be undone and it was so by his decree.

The moral of the story? Can something so small be judged by its size alone or should we consider the power every detail holds?
