🏠 Does the Slope of Your Exterior Window Sills Matter?
It may seem like a small detail, but exterior window sills play an important role in managing rainwater.

Sills should provide positive drainage away from the window opening. A flat sill—or one sloping toward the window—can allow water to collect at the opening and increase the potential for moisture intrusion.

Proper window installation relies on multiple components working together, including the sill, flashing, sealants, and weather-resistive barrier (WRB), to keep water out and direct incidental water back to the exterior.

Once Upon A Time...

A long, long time ago, in a place not too far away, sat a beautiful home. Years earlier, a screened rear patio had been added, complete with new gutters. Everything appeared to be installed correctly—except for one very very small detail.

The gutter terminated directly against the exterior brick wall. Although the end of the gutter had been sealed to the wall with much caulk, no gutter end cap was ever installed. (Do you see where this story is going?)

Year after year, rainwater escaped from the open end of the gutter, repeatedly soaking the adjacent brick veneer. What seemed like a relatively small oversight at the time had consequences that went unnoticed for years, eventually leading to brick deterioration, mortar erosion, and moisture intrusion into the wall assembly of this beautiful home.

The surprise of this story is that the homeowner acted like a benevolent king and wished the damage to be undone and it was so by his decree.

The moral of the story? Can something so small be judged by its size alone or should we consider the power every detail holds?

Find of the Day:
As it was raining during the inspection, moisture was observed pooling on top of the water heater. Further evaluation revealed this roof pe*******on leak was caused by an unsealed top edge of the rain collar around the vent pipe.

Rain collars are designed to help divert water away from roof pe*******ons, but if the top edge is not properly sealed, rainwater can work its way down the vent pipe and into the attic or home. Over time, this can lead to moisture intrusion, corrosion, and potential interior damage.

If your home has vent pipes with rain collars at the roof, it’s a good idea to periodically check that the top edge remains properly sealed to help prevent leaks like this.

One of the most common deficiencies found during a new build home inspection is insufficient attic insulation.

In Northwest Florida, attic insulation should typically meet an R-38 value — roughly 13.5 inches deep in most blown insulation applications.

A professional home inspection gives you an extra set of trained eyes to verify the home's condition and identify deficiencies that may need correction before your final walkthrough and closing.

Yesterday’s home inspection came with a backyard surprise... a mama opossum… and all her babies!

Quick Opossum Facts:
• Only marsupial in North America
• “Playing dead” is an automatic stress response
• Babies are called joeys (and they ride on mom’s back!)
• Help control pests like ticks
• Strong resistance to snake venom
• Rarely carry rabies
• Have 50 teeth 😬
• Even have opposable thumbs 👍
