Find of the Day:
As it was raining during the inspection, moisture was observed pooling on top of the water heater. Further evaluation revealed this roof pe*******on leak was caused by an unsealed top edge of the rain collar around the vent pipe.
Rain collars are designed to help divert water away from roof pe*******ons, but if the top edge is not properly sealed, rainwater can work its way down the vent pipe and into the attic or home. Over time, this can lead to moisture intrusion, corrosion, and potential interior damage.
If your home has vent pipes with rain collars at the roof, it’s a good idea to periodically check that the top edge remains properly sealed to help prevent leaks like this.
