He worked with the sellers on each parcel, one of which was off-market and required probate before it could be sold. He found a buyer for the property in less than 90 days, and it closed for $280,000 ($227.64 per square foot, which is a record price for the Madison Park office complex. Well-located small office spaces for sale in the Pensacola market are rare, which is why the property was listed near this price point, despite larger offices nearby listed at less than $150 per square foot. Madison Park is located at the corner of 12th Avenue and Bayou Boulevard, which is central to the Pensacola International Airport, Pensacola State College, Ascension Sacred Heart healthcare, as well as Cordova Mall and surrounding retail.
