Here's a quick look at what's happening in our local market:

🏡 Homes Sold: 924
💰 Median sales price: $325,000
📅 Average days on market: 70 days
📉 Current FHA 30-Year Fixed Rate: 5.875%

So what does that mean?

For Buyers:
You're seeing more opportunities than we've had in a while. Homes are taking a little longer to sell, which means you have more time to make a decision and more room to negotiate. Seller concessions are becoming more common, helping buyers lower their upfront costs.

For Sellers:
Buyers are still out there, but pricing your home correctly is more important than ever. The homes that are selling are the ones that are priced competitively and show well. Overpricing usually leads to longer days on market and price reductions.

My Take:
This isn't a bad market... it's just a more balanced one. Buyers have more leverage than they did a couple of years ago, and sellers who adjust to today's market are still getting great results. Strategy matters a lot more now than simply putting a sign in the yard.
