The headlines are starting to say the worst is behind us for the housing market.

I’m not convinced.

Yes, we’ve seen inventory build and some buyers slowly return, but there are still major headwinds in front of us.

The Fed is now signaling that rate hikes aren’t completely off the table if inflation heats back up again. Affordability is still near historic lows. Consumer confidence remains shaky. Insurance, taxes, and overall homeownership costs continue to climb. Many sellers are still locked into ultra low interest rates and have little incentive to move.

Could things improve? Absolutely.

But I think we’re a long way from calling this market “healthy.”

The good news is none of that changes what our job is as agents.

We don’t control interest rates.
We don’t control inflation.
We don’t control the headlines.

We control the number of conversations we have every single day.

Every market creates winners. The agents who survive and grow aren’t the ones waiting for the market to get easier. They’re the ones who adapt, keep showing up, and keep talking to people.

There is always opportunity. Your job is to find it.

The 21st Century ROAD to Housing Act just passed, and it could have a bigger impact on housing than most people realize.

A few of the biggest changes:

• Large institutional investors would face new restrictions on buying additional single family homes.

• Manufactured and factory built housing would become easier to finance, with higher FHA loan limits and updated regulations designed to encourage more affordable housing options.

• Community banks would get regulatory relief, making it easier for smaller lenders to stay competitive and potentially provide more housing and construction financing.

• Federal housing and development approvals would be streamlined to help reduce delays and get more homes built.

Will this suddenly make homes cheap or bring back 3% interest rates? No.

But this is one of the largest housing supply focused bills we’ve seen in years, and the goal is simple: build more homes, create more financing options, and improve affordability over time.

Not every cold call ends with an appointment.

Most agents just decide I’ll try calling again later. Or the give up altogether

Then you see the listing back on the market a few weeks later with a different agent.

So what do you do when someone won’t give you an appointment? You record a 15 minute video breaking down the data in their area.

Not BS comps over 6 months. The absorption rate. Average concessions over the last 30 days. Contract ratio. Buying patterns by month. A review of where pricing has been headed at both a macro and micro level. REAL DATA.

This sets you apart. Then you email it and text it over.

And then, just like agents on my team, you will get responses asking for you to send our listing agreements without ever having to drive to the house.

Most agents fail in the follow up. They will have a great conversation with someone and then never talk to them again.

They have no structure. No rhyme or reason.

When you follow up with someone the goal is to always provide value. The more value you you can provide on every call, the higher your chances are of earning their business.

This is my listing follow up system for any lead that doesn’t agree to an appointment.

Record a 10-15 minute Loom video breaking down their home and the data in their area

Email the video to them

Text them to let them know I sent the video

Call the next day to see if they have watched the video.

When they say they haven’t, get them to commit to when they will

Send video again on the commitment date

Send a text letting them know you resent it

Call the following day and ask if they have watched it

Then rinse and repeat until you get your appointment.

So many agents claim they want to sell more real estate

They say they want to have more freedom in their schedule

They say they want to be a “top performer”

Yet, when it comes down to doing what is required, they refuse to do it.

Instead they make up excuses. They justify the reasons why they didn’t do the minimum requirements to be successful.

Then they surround themselves with people that reward this victim mindset. They cheer on the cool videos you post that don’t generate business.

The applaud the newly redesigned for sale sign you just made for the listings you don’t have.

They co-sign the broker open you spent a whole day at was a good way to network.

The agents who produce do the same boring things. Everyday. There’s not a new way to get business. There’s no reason to recreate the wheel.

All you have to do is talk to people. Everyday.

When the cards are stacked against you, here’s how you win anyway...

Melissa is a past client who I’ve had the privilege of helping before.

Last October, she landed a great new job and decided it was time to buy something small just for herself.

We found her the perfect home, negotiated it under appraised value, and got the sellers to help with her closing costs. Total win.

But just 3 months later, everything changed.

Her kids needed to move back in with her.
That cozy little home was no longer going to cut it.

Most people selling a home only three months after buying would expect to lose money, but not Melissa.

We created a marketing strategy built around the neighborhood’s peak activity, studied previous years, picked the exact weekend to list, and went live.

We had multiple offers in 24 hours. And instead of losing money, she walked away with nearly $10,000 in profit.

But that was just the beginning.

Melissa needed a much bigger home, and it had to be ready before summer ended.

Quick cash offers are a scam!

At least, they were in this case.

This seller was in a tough spot.

The house wasn’t in great shape.
The roof, AC, and water heater were all original.

The inside needed work too, thanks to tenants who didn’t exactly leave it better than they found it.

The sellers were wanting to just do a quick cash sale to one of those several of those “we buy houses” companies.

They were offering quick closes and guaranteed sales… for under $300,000.

Every one of them tried to convince her it was the best she could do.

But she paused. She reached out. And we made a new plan.

Instead of selling to an investor, we put the home on the open market with a real strategy.

We didn’t try to hide the condition of the home.

We leaned into it and marketed it as a 203k eligible property, which allows buyers to finance the purchase and the renovation in one loan.

We listed it at $349,000.

In the first 24 hours, we had more than 20 showings.
Multiple offers came in right away.
There was real competition, not lowball offers.

Now here’s where it gets interesting.
The buyers came in asking for more than $40,000 in repairs.
We negotiated that down to just $3,000 out of her pocket.

She didn’t just get her home sold.
She walked away with over $40,000 more than what those quick offer companies told her was possible.

That’s the difference between convenience and strategy.
Between giving up equity and maximizing it.
Between selling fast and selling smart.

“We’re probably still months away from buying…”

That’s how the conversation started.

A couple reached out to ask if homeownership was even realistic for them right now.
They had hurdles, like so many others, credit concerns, savings questions, the usual unknowns.

But this one hit a little closer to home.

She’s a former co-worker.
She and her husband have been grinding for years, showing up day in and day out in roles that are too often underappreciated.
They’ve built their life through hard work and persistence. All they needed was a strategy to match that hustle.

So we had a buyer strategy session.

And in just one meeting, we laid out a plan to get them into a home before their lease had to renew.
