If you're a Phoenix homeowner thinking about relocating to Northern Arizona - here's what you need to consider.

The job market.
Most of my clients are retirees, entrepreneurs, or work remotely. There are not big jobs in small towns. That's probably why you're moving too. You want to get out of the big city and into a smaller town.

Medical Care.
Most major medical needs will still be handled in the Valley. You can't expect smaller towns to host the same specialists as big cities like Phoenix and Scottsdale.

Acreage.
This is the conversation I have on repeat. The cost of acreage can be higher and more limited options than you think. Are you okay with Acreage but no pine trees? You can definitely get more land in high desert areas for a lower cost than the wooded areas. Are you okay with driving 30 minutes down a dirt road? How about when it snows?

Weather.
It's definitely cooler in Prescott, Payson, and all the surrounding towns but that doesn't mean it won't still get hot. Just not as hot as Phoenix.

Shopping.
Can you live without Costco, Target, and Trader Joe's? If the answer is NO, then that narrows down which northern AZ town would work best for you. In that case it would be Prescott. You won't find those stores in Payson or the Verde Valley.

If you're a Phoenix homeowner looking for a place up north and you've narrowed it down to Prescott or Payson, here's how you can gain clarity.

Both towns are a mile high - offering comparable weather to each other. However, these two mountain towns are different and may appeal to different buyers.

If you're looking for a truly slower pace, more time outdoors, smaller town with no big box stores. Payson might be more of what you're looking for. There are no shopping malls, no Target, no Costco, and no Trader Joe's. This quaint little town is not trying to compete with big cities. You'll be hiking, kayaking, camping, or enjoying the elk in your yard. You'll enjoy some local restaurants and live a quieter life. Don't overlook the opportunity to live in a private golf course community though. Small town doesn't mean there isn't a luxury community. I've sold homes in the most prestigious gated golf course community in Payson and it's an amazing neighborhood 😍

If you're not quite ready to go from a big city like Phoenix or Scottsdale and give up all your current lifestyle amenities... Then maybe Prescott is more of what you're looking for. Prescott is 3xs the size of Payson and has a lot of outdoor opportunities for you as well. Lakes, pickleball, golf, shopping, events, and more opportunities for a night life. You'll have more amenities than other small towns, but not as many as a big city. You won't have to give up Costco, Target, or Trader Joe's.

Both towns have rodeo grounds, Casinos, concerts, and pines. It's really the details in how you want your every day life to look, that could separate the two options for you.
