Thank you for taking time out of your day to wish me a Happy birthday.

Thank you to my family and closest friends for celebrating with me.

My weekend-long celebration is not over, in fact... I'm heading out for a mini vacation Sunday & Monday. Then back to work Tuesday showing houses 😁

I'm actually excited to be 40. I'm excited for what's to come. My husband and I have been talking about being more intentional with our life and doing more of what makes us happy.

I am so grateful and blessed. Thank you so very much!

I'll be working on a video to share with you guys. My party was Gilmore Girls themed, my house was Autumn 🍁🍂 in Connecticut (like the show) and my kitchen was Luke's Diner.

Also, I love that my husband used my lockboxes to hold the balloons 🤣🎈 brilliant.

The seller owns 3 parcels of land all being sold together for the total of an acre.

Knowing that you'd probably want to make some updates, the sellers have priced this home competitively.

Most of the other site built homes in the area are only .30 of an acre.

The house can be updated, the views and lot size cannot.

This market has been tough for so many sellers.

The reality is, there are more options on the market right now. This allows buyers to be pickier than they could have been 5 years ago..

This means that they either want the home to be in a certain condition, or they want a better price.

I work with buyers and sellers in Phoenix, Prescott, and Payson.

I hear what my buyers are saying, and I see what they are negotiating when I'm helping sellers.

🌟For this listing, they were just asking for more than the market was willing to pay.

🌟They also lacked professional photos and failed to highlight how nestled in the pines they were.

🌟Virtual staging (which was noted & disclosed) gave buyers the inspiration of what the house could be with the right furniture.

Each listing has its own unique angle. Not every home is nestled in the pines or looks like a cabin.

You have to figure out who the house speaks to, and highlight that feature so buyers can find it.

Showed houses in Prescott Valley today and ended our day downtown.

Had dinner at the Palace because it was raining ☔ and it was the closest restaurant to pop into. Did not disappoint.

My husband LOVES the dark chocolate cashew rodeo clusters from 👋Hi, I'm Heather Lopez, Realtor with My Home Group.

Praline's so we grabbed that, and I got Lemon Pie gelato.

The weather feels amazing, my heart is full, and I just absolutely feel grateful.

Today's showings were with new buyers that found me through Instagram and we just clicked. 🙌

Afterwards, we sat at the square & watched the band set up...

While I talked to two more buyers on the 📲phone that found me through Instagram.
