I don’t have time. 😂

Not in the “my life is falling apart” way… in the “I’ve gotten REALLY good at figuring out what deserves my time” way.

After 12 years in real estate, I’ve learned that being good at this job isn’t about doing everything the hard way.

It’s about knowing what matters, being efficient, and saving your time for the people who actually need you.

And somewhere between being Mom, airport runs, George tagging along, and real estate… the job still gets done.

But my hair appointment?
I WILL find time for that. The grays will not win. 😂

It’s already been a day.

I finally sit down to eat something, my phone rings… and somehow the words “handcuffs” and “your listing” end up in the same conversation.

Excuse me, WHAT? 👀

And this is exactly why I say there is no such thing as a normal day in real estate.

Waiting for mortgage rates to come down may not be your only strategy.

Depending on the listing and the seller’s motivation, it may be possible to negotiate a concession that helps fund a temporary rate buydown.

That could create a lower payment during the first couple of years, giving you more flexibility while you settle into the home.

The rate eventually returns to the original note rate, so it’s important to understand the full structure.

But before you sit on the sidelines, it may be worth asking what could be negotiated right now.

Come along with me on a pre-listing walkthrough…because getting a home ready to sell involves a whole lot more than putting a sign in the yard.

Before one of our listings hits the Phoenix market, I’m walking through with fresh eyes and looking at the details a buyer is going to notice: Is it clean? Are the repairs actually finished? Does anything need to be touched up? How will it photograph? And most importantly… is it truly ready to make a great first impression?

Sometimes that means making a punch list. Sometimes it means removing that red shower curtain, and sometimes it means catching the little stuff before buyers do. 😉

This is the behind-the-scenes part of real estate seller don’t always see, but it can make a BIG difference when your home hits the market.
