Home appraisals are about to get much more detailed. 🏠📋
Starting November 2, 2026, Fannie Mae and Freddie Mac will require a new, more data driven appraisal report.
Appraisers will collect more specific information about updates, renovations, casitas, pools, garages, solar, views, and visible property concerns. Instead of important details being buried in written comments, they’ll be documented in clear, individual sections.
For sellers, this means your home’s features and improvements will be documented more thoroughly, but so will deferred maintenance and visible concerns.
Keeping records of major improvements, permits, replacement dates, and owned solar equipment will be more important than ever.
There will also be more photos, including every kitchen, bathroom, bedroom, and main living area.
Basically, the appraisal is getting a major technology update, and the appraiser is about to become a little more nosy and a lot more photograph happy. 😂📸
