Greater Phoenix home sales rise as inventory, prices remain steady
It’s always exciting to see positive movement in our Greater Phoenix market! This year, single-family home sales are up 5.1%, and the median price has nudged up 1% to $485,000. Inventory grew a bit, but we’re still holding steady at four months—so there’s a healthy balance for both buyers and sellers. It’s encouraging to see builder confidence tick up to 35 in August, even if it’s still not quite at that 50 mark. Here in Arizona and across the Midwest and Northeast, there’s some positive momentum, while the South and West are holding steady or seeing a bit of a dip. Builders are definitely navigating some hurdles—think high costs, rising fuel prices, and lots of economic uncertainty. Interestingly, custom homes and smaller markets seem to be handling things a bit better. That’s the most inventory we’ve seen since early Q2! Even with this boost, high housing costs have kept some buyers on the sidelines—pending home sales dipped 1.1% to a six-month low. The median US sale price is now up 1.9% year-over-year, sitting above $400K, while average mortgage rates hover around 7%, near their highest point in 13 months.

For those still house hunting, these conditions are opening up opportunities—rising inventory and softer demand mean a little more negotiating power. Homes that have been listed for several weeks are often where buyers find the best deals or concessions. Sellers are seeing the benefits too, especially when price expectations are realistic instead of reaching for past highs.

US Luxury Home Sales Vary Widely
Luxury home sales across the US are making headlines for their huge range—recent public data shows top sales stretching from $3.7M all the way up to a staggering $130M in different cities. It's amazing to see just how high the bar goes: besides that $130M sale, there were highlights at $47M, $40.2M, $40M, $21.2M, $19M, $18M, and $17.5M. Some markets are especially strong, with even their fifth-biggest sale topping $10M—talk about deep luxury! One city really stood out with all its top five sales clustering between $24M and $40M. Keep in mind, these numbers come from publicly listed properties, so there may be even more impressive private deals out there. As someone who loves following the extraordinary side of real estate, it’s always exciting to see what’s possible in today’s luxury market!
