It’s hard to know where to start with this one—there were so many hurdles.

The buyers had little to spend and the seller was untrusting, unfamiliar with transaction expectations and unable to pay for repairs. Max credits were given to the buyers for closing costs within the loan requirements but when a failed engineering certification came in, and a second time (after tie downs were installed) due to a new tie down manufacturing requirement on FHA loans now also requiring vertical anchors under the home, we almost lost hope and issued a loan denial to get the buyers earnest money back.

We called dozens of contractors and engineering companies and found that the 30” vertical anchors would NOT fit under a 28” crawl space. We heard the same answer every time “there was a huge over-site in the new manufacturing requirements and until that is resolved we cannot guarantee you a compliant report.” The contractor who installed the tie downs asked the Xi2 company to get a waiver for this home which was denied.

At this point we were 45 days into the transaction and it was Christmas Eve. Buyers would loose their inspection and appraisal money and sellers had paid $1,700 for tie downs that they seemingly didn’t need.

We prayed for clarity and a miracle.

As a last-ditch effort, I reached out to my brokerage asking for any referral who had experience overcoming a non-compliant engineering report due to manufacturing oversights on resale modular homes.

They came through with one engineer who has personally fought this issue all the way to the HUD level with attorneys. After additional review and compliance checks, he came out, reassessed the property, and got it to pass.

I cannot say enough about these buyers—their faith, their patience when there was nothing but bad news to give, and their courtesy and grace toward a seller who was struggling and needed an extra day to move out of the home she had lived in for over 20 years.
This one tested everyone involved—but it also reminded us exactly why we do what we do.

Soooo happy for these new HOME OWNERS!!!

They knew exactly what they wanted ✅
Did the research, checked the comps
Found the lender ✅
THEN they called us!!!
We checked the comps, gave them a run down on what to ask for, negotiations, escrow, payments and contractors for upgrades and repairs ✅
Helped them get ALL their closing costs paid, HOA fees paid, and Home Warranty all paid by the seller plus reduction of purchase price!!!

They have a BIG vision for this property and we cannot wait to see how it turns out!!! Congrats you two!!
