What's wrong with Happy Valley real estate right now?

I've been wanting to quantify what's been going on in the upper-end Happy Valley real estate market for several weeks now. On paper, things seem robust - about 2 months of inventory and lots of turnover. Then why are so many listings sitting? I've noticed a complete lack of enthusiasm at open houses, and anemic buyer tours populated by unmotivated or unrealistic clients. This has to be reflected in the data somewhere.

So I dove into the numbers a bit - as I like to do - and some significant trends jumped out at me.

First, new construction has been flooding the pending sales, which is manipulating the inventory numbers. Right now there are 22 new construction homes pending, and only 26 resale homes. None of the new construction homes have values above $900,000. Some of these have been pending much longer than 30 days, which throws off the typical model for how we measure inventory.

In order to have a more apples-to-apples comparison for homeowners considering selling - especially as we head into the spring season, I've pulled out new construction completely to show what the inventory looks like for active and pending listings in the resale-only market for detached, single-family homes. What I discovered stopped me dead in my tracks.

Right now, there are 26 pending sales in that category. But only 6 of those are above $750,000.

Active listings in that category are showing 71 total resale homes, but a staggering 42 of those are above $750,000.

What this means is that if you own a home worth more than $750,000 (which is around the median value in Happy Valley), we are looking at 7 months of comparable inventory, not 2. And we're about to hit spring, when more homes will be listed for sale, and demand is expected to increase. But I'm not so sure about demand.

Whether it's a gut instinct based on 20 years of doing this, or a ton of anecdotal evidence observing guests at open houses over the last several months, I am very concerned that we may not see new demand this spring in the top half of the market.

I've seen a huge proliferation of agents filming non-listing related videos on instagram - and those of us in the Happy Valley Business Alliance have seen an increase in the Real Estate and Mortgage industry participating in meetings and networking functions. I have to consider that a lot of it is because we have more free time than we're accustomed to. There's a nervousness out there ... and like walking through a dark parking garage at night, it's wise to trust those hairs on the back of your neck.

There's a popular opinion that real estate is all about price, but I don't think price drops are going to fix this. Demand has disappeared because of a lack of new people with higher-incomes moving to Oregon. There is certainly the effect of the "golden handcuffs" as my neighbor refers to his 3% mortgage rate - that prevents him from having any interest in a discretionary move. But I believe this spring has a very scary possibility of having more inventory without demand to meet it.

The first time homebuyer market seems to be doing well, especially in new construction, and that's a good thing. But if you're looking to sell a Happy Valley home worth more than $750,000 this spring, definitely go into it with your eyes open and realistic expectations that it may take all summer – and you should get started right now.
