Ok….. so I had to back down the ladder into this dark hole ….. turned around to this blind corner….. and pressed on with my flashlight. Found a a small room encased in concrete. House was built in 1961. Probably was designed to be some sort of emergency shelter. How cool is that! Gotta say my adrenaline was pumping as I went down ito all this. !

When inspecting attics, occasionally I run into this. The roof sheathing and trusses are all painted white. This generally tells me that :

1. There was some sort of mold, mildew, or microbial growth going on that was treated with a white sealant such as “Kilz”

Or……

2. There was a fire in the home that caused smoke damage to the attic. In this case, the white sealant is sprayed to seal over the smoke smell

When an attic has been sprayed like this it is important to look for any charred wood or any signs of microbial growth

In this case there was no visible charring and no microbial or mold like growth seen.

When shopping for a home, it’s good to take a look at the exterior door jams for damage. This door jam had been forced open shattering the latch and deadbolt hardware out of the jam. This door jam was re assembled with two small screws.

What we learned here
1. Someone kicked or forced this door open. Seeing that it is the front door, it might be worth checking with the local police to see what police activity has this house been a part of and what is the break in risk for this neighborhood.

2. This door could easily be forced open with this type of repair. It is no longer a very secure door

In a recent inspection, I ran into this dryer vent pipe behind a clothes dryer. This makes a statement about several important facts you should know about dryer vents

1. The longer a dryer vent pipe is, the more resistance there is to air flow. The less the airflow, the longer it takes to dry a load of clothes. The longer it takes to dry clothes, the more it costs you to do so

2. All Dryer vents get lint deposits in them. The more lint deposits, the more the resistance to flow. The more the resistance to flow, the higher the risk is for the lint to catch on fire !

Here is the official code for dryer vents!

“The maximum developed length of a clothes dryer exhaust duct shall not exceed 35 feet from the dryer location to the wall or roof termination. The maximum length of the duct shall be reduced 2.5 feet for each 45-degree (0.8 rad) bend, and 5 feet for each 90-degree (1.6 rad) bend. “

Inspected a home on North Tacoma waterfront today while planes practiced for the weekend air show. The thunder of a fighter jet coming over the house was crazy. Glad to be a home inspector and proud to be an American!
