You don't have to go far from Oak Run to find some fascinating local history.

Did you know Peoria's baseball team used to be called the Peoria Distillers?

The name came from a time when Peoria was known as the "Whiskey Capital of the World." Today, the Chiefs occasionally bring that history back with Distillers throwback uniforms.

The lake home you wanted just went pending. Is it still worth asking about?

Sometimes, yes.

One thing we see at Oak Run is that not every property is easily replaced. Maybe it's the location on the lake, the view, the lot, the dock, or simply a home that checks all the boxes you've been waiting for.

While most pending transactions close successfully, not every one makes it to the finish line. Inspection concerns, financing changes, appraisal issues, and other circumstances can occasionally cause a contract to fall through.

One thing we've learned over the years is that Oak Run doesn't always fit neatly into weekly statistics.

When you're looking at a market this size, one or two properties can completely change the numbers from week to week.

That's why we tend to focus less on percentages and more on what buyers are actually doing.

This week we saw:
• 1 new listing
• 0 new pendings
• 2 homes sold
• 74 average days on market

On paper, that might look quiet.

But when we zoom out and look at the year as a whole, the story feels much different.

What we're seeing right now is a market where buyers are still paying attention—they're just being selective.

They're looking closely at location.
They're looking closely at condition.
And they're looking closely at how a property fits the lifestyle they're hoping to create at the lake.

The homes that check those boxes are still getting attention.

That's why we continue to believe Oak Run is less about timing the market and more about understanding how your specific property fits into what today's buyers are looking for.

Sometimes the biggest challenge in buying a home isn't finding the right property—it's navigating everything that comes after.

Lake markets are different.

One waterfront home, one renovated ranch, or one especially desirable location can make a week's statistics look dramatically different from the week before.

What we pay attention to is the bigger picture.

This spring, we've continued to see buyers interested in Oak Run. Properties are coming on the market, homes are going under contract, and buyers are still willing to act when the right property becomes available.

What we're seeing right now is a market that's become more selective—not necessarily slower.

Buyers are paying attention to condition.
They're paying attention to updates.
They're paying attention to location on the lake and overall lifestyle fit.
