Here’s a quick overview of the residential housing activity in Maricopa County from 4/4 - 5/4.

It is interesting to point out a couple things:

👉 the number of new / sold listings is up 📈
👉 the average list / sold price is up 📈
👉 the average days on market is down 📉

The second slide shows the same metrics from 2/17 - 3/17 for comparison (posted on our page on (3/20). Part of this upward trend is the spring market, but it’s clear that the demand for homes in Maricopa County is still strong.

Whether you’re just starting your home search or you’re already in the searching phase, having your own representation before you enter a new home construction office is critical. Here’s why:

If you don’t have your own representation, the builder will represent you. Guess who else they represent…themselves! That said, whose best interest do you think they have in mind? 🤔

Most builders want you to have a great, positive experience, but when the inevitable speed bumps come up, you want someone in your corner to go to battle for / with you.

The building process, the builder’s contract, and coming up with the right questions to ask can be confusing, so having a true professional on your side is always a recommended and wise choice.

One of the most important pieces to having a real estate agent represent you on a new construction home is to have them present with you at your FIRST visit to the sales office. A lot of builders want to keep control of the situation and even if you already have a realtor, the builder may not allow them to represent you if they aren’t with you at the first visit.

So, before you pop into a sales office, be sure to have a professional, experienced real estate agent with you.
