There’s a lot more to writing an offer than just deciding on a price!

A few things that are important to know before you make that big decision:

1. The highest offer doesn't always win. Sellers look at more than just the price! Financing, contingencies, closing dates and other terms can all play a role in which offer they accept.

2. You can ask for seller-paid closing costs. Depending on your loan and the situation, we can negotiate for the seller to cover some of your closing costs, which can help reduce the amount of money you need upfront!

3. Contingencies matter! Inspections, financing and appraisal contingencies can help protect you throughout the buying process. It's important to understand what you're agreeing to before signing anything (that's what I am here for).

Every home and situation is different, which is why having a game plan before submitting an offer is so important!

1. The house does NOT have to be MY listing for me to show it to you. If you see a house you like, send it my way! I can get the details and set up a showing for us.

2. I’m licensed in both Minnesota + North Dakota! I primarily focus on Detroit Lakes + the surrounding Lakes Area and the Fargo/Moorhead area because those are the markets I know and work in most, but I’m not limited to one town.

3. Found a house on Zillow, Facebook, another Realtor’s page, or just drove by a sign? Send it to me! You don’t have to figure out who to contact or whether I can show it, that’s what I’m here for.

Another exciting closing in the books!

I think it’s easy to assume that buying vacant land is a much simpler process than buying a home, but there can still be a lot that goes on behind the scenes to get from finding the right property to the closing table.

For this one, we navigated the offer and negotiations, reviewed the property covenants with my buyer’s future plans in mind, worked through land financing, coordinated with the lender and title company, and made sure everything was lined up for closing.

While every transaction is different, buying land can involve many of the same moving pieces as purchasing a home, just with a different set of questions to ask along the way.

So excited for my buyer to officially own their own piece of land and see what the future holds for it!
