🏡 Big News for PA Homeowners!
The Pennsylvania House recently passed House Bill 2186, which could make it easier for homeowners to build an accessory dwelling unit (ADU). Think in-law suite, garage apartment, basement apartment, or a small backyard cottage.
If the bill becomes law, it would allow ADUs by right in many cases, rather than requiring homeowners to go through additional zoning approval processes. That could make these projects less expensive, more predictable, and help create more housing options.
This one caught my attention because I recently served on the Perkasie Borough Planning Commission, where we spent a lot of time discussing ADUs. One of the conversations was whether they should be permitted by special exception or by right. I was a strong supporter of allowing them by right because I believe property owners should have a more straightforward path when they meet clearly established standards.
The recommendation ultimately leaned toward the special exception process, which typically requires an additional hearing (and more expenses) before the Zoning Hearing Board. House Bill 2186 takes a different approach by allowing qualifying ADUs by right.
Why does this matter?
• It creates more housing options for aging parents, adult children, or caregivers.
• It gives homeowners more flexibility to make the most of their property.
• It may open the door to additional rental income where permitted.
It's important to note that this bill is not law yet. It still needs to pass the Pennsylvania Senate and be signed by the governor before anything changes.
Having been part of these local conversations, I'll be watching this legislation closely. If it moves forward, it could have a meaningful impact on homeowners here in Perkasie and across Pennsylvania.
