You toured the home. You fell in love with the gorgeous light fixture, the refrigerator fits the kitchen perfectly, and there’s already a TV mounted exactly where you’d put yours.

But are those things included when you buy the house? 👀

Generally, items that are permanently attached to the property are considered fixtures and typically stay with the home. But personal property — like refrigerators, washers, dryers, TVs, furniture and décor — may not automatically be included.

Here’s where it gets interesting: fixtures and personal property can sometimes be negotiated as part of the sale. If there’s something you want to stay — or something a seller plans to take — it needs to be clearly addressed during the transaction and put in writing.
