Market value isn’t a number we get to choose,.. it’s a number the market helps us find.

A seller can have a number in mind. A buyer can have a number in mind. But a sale only happens when those two sides can meet.

And that’s where strategy matters.

A home can be beautiful, updated, well-maintained and in a great location, but buyers are still going to compare it to what else is available and decide what they’re willing to pay for it today.

Sometimes price can overcome an objection. Sometimes it can’t.

That’s why I’m always looking at more than just comps when helping my sellers determine a pricing strategy. We have to consider the competition, current inventory, condition, location, buyer demand and (most importantly) how the market is responding.

Real estate in 2026 requires strategy, realistic expectations and a willingness to listen to what the market is telling us.
