The Northwest Ohio market is still active, but we’re seeing a little more balance as summer winds down.

Across the Northwest Ohio REALTORS® market area as a whole, the median single-family sales price reached $230,000 in July. Sellers also received nearly 99% of their original list price on average, and more single-family homes sold this July than in July 2025.

Locally, we’re seeing buyers become a little more selective, with some homes taking longer to sell and more price adjustments along the way. At the same time, homes that are priced right, presented well and in desirable locations are still getting strong attention.

For sellers, preparation and pricing matter. For buyers, a little more breathing room can create opportunities. There are still plenty of reasons to make a move - the right strategy just looks a little different depending on where and what you’re buying or selling.
