🏡 Greenbrier Real Estate Update

A question I get pretty often is, "How's the market?"

One interesting trend I've noticed this year is that well priced homes in Greenbrier are averaging less than a month on the market!

That tells me a couple things:
✔ Buyers are out there.
✔ Good homes are selling fast!
✔ Pricing and presentation matter more than ever.

The market has definitely shifted from the craziness of a few years ago, but Greenbrier continues to be a desirable place to call home.

The Banquet & Awards Ceremony will be held at Lake Sylvia Recreation Area's Ogden Hall. Social hour and meal begins at 5:30 pm, followed by the Awards Ceremony & trivia at 6:30 pm. It should be a wonderful evening - celebrating Perry County and the wonderful people who are doing so much to make it a better place to live, work, play & invest!

Feels like Conway and Greenbrier are growing every time you drive around lately… and the Census data backs it up. 👀

More families, new businesses, new neighborhoods, and continued growth across Central Arkansas.

Honestly, it’s exciting seeing more people discover what makes this area such a great place to live.

🏠 Benton and Washington County keep showing distinct trends in inventory, sales, and pricing.
📈 Benton County saw a 2.4% increase in the month of February for new residential listings.
📉 Washington County saw a 8% decline; the shift in Washington County suggests a tighter inventory!

What's this mean?! Inventory levels tell a key part of the market story. We are seeing active listings increasing in areas, providing buyers more options. A growing inventory could ease some competitive pressures, potentially stabilizing pricing increases.

The spring and summer months are where you'll see market activity increase! This is the time of the year most make a move!

WOW, what a beautiful piece of property! Close to town, 10 acres and a pond?! Ummm, yes please! I’m so happy that I was able to not only sell these clients, nay, these FRIENDS, home but also help them with purchasing their dream property. 🔥2024 YEAR IN REVIEW - SNAPSHOT🔥

Benton County:
•Price/Square foot increased by 5.2%! 📈
•Days on Market increased by 9.8%! 📈

Washington County:
•Price/Square foot increased by 7%! 📈
•Days on Market increased by 8.9%! 📈

What’s this mean for 2025?! NWA is set for a strong 2025, according to the NWA Council we are seeing 36 new residents moving in DAILY! 😳 This influx along with better rates (hopefully) will keep fueling demand for housing. More steady growth in NWA, with home prices expected to increase by an average of 3-5% annually. Some areas more than others due to supply and demand!
