‼️Friday Closing‼️

What a great way to wrap up a busy week. I am so excited for my sellers. After relocating to be closer to family, my sellers were trying to sell their house on their own. They had to make the trek back and forth to show their house, and had wasted trips due to cancellations or people who were undecided about if they wanted to buy or not. I wanted to make this process less time consuming and as stress free as possible for them.

After they showed me their beautiful home and got to know each-other, they decided to list with me. Within the first 36 hours on the market, we had multiple great offers, and were able to go under contract.

This evening I was given such a great honor to speak at Immanuel Lutheran for their recognition banquet. I shared how Immanuel was so impactful on me and my faith and how I’ve carried what I learned in grade school into high school, college, and my career now. So thankful to be able to give back to where it all began!

Yesterday my buyer closed on her first home and I could not be happier for her!! Back in the fall we had looked at a house, but she ultimately decided the time wasn’t right. Fast forward a couple months and we checked out a house that she wanted to offer on but unfortunately missed out.

This house was the next one we looked at. From the moment we walked in it seemed like the perfect fit for her! I knew we needed to make a strong offer to make it hers, and that’s just what we did! I am so incredibly happy for her, and thankful I was able to guide her through this process!

☀️With spring and nice weather so close, I thought I’d share what I’ve seen in our Perryville market this month before it heats up!

1.) The market dictates what your home will sell for. If there is other competition of similar homes, the better priced one will draw more attention.
2.) Buyers are picky, if your home is not prepped properly, minor cosmetic things could turn them off, no matter how minimal it may seem to you.
3.) I watch the market every single day, making note of sold homes, expired and new listings, and what inventory is on a day to day basis. At the end of the day, it is your home and your decision on what to list for, but I will give you a price based on the local market that day.

Congratulations to my buyers on their first home!! I couldn’t not have pictured a better property for them.

After missing out on the first house we looked at and wrote an offer on, they were a little bummed, but we stayed positive. Shortly after, this beautiful home came on the market, and as soon as we walked in, they knew it was the one. With multiple offers on the table we crafted a strong offer and eventually won out.

This was a great deal to be a part of with everyone involved. So happy that I was able to help out a friend I’ve known since 1st grade find his first home. Congratulations again!! 🥳
