Who is ready for the holidays??? Not it!

But really! It’s time to get your home primed and ready for a new season. Summer temps rising and rains (frantically doing a dance 🕺🏻 hoping for some to come soon!) can take a toll:

Some things you can do in your home to prep for the seasons change and keep your home in pristine condition are… drum 🥁 roll! (Not fun but necessary)

1. Change the air filters.
2. Check the exterior for areas where critters can get inside.
3. Clean out the garbage cans.
4. Clear out the gutters.
5. Inspect and clean the siding
6. Inspect your home’s windows and clean inside and out.
7. Repair leaky faucets
8. Schedule an HVAC maintenance appointment.
9. Test all smoke and carbon monoxide detectors.
10. Deep clean the refrigerator.

My minds telling me no, but my belly, my belly is telling me… Tacos! 🌮 Yes, today is National Taco Day Apparently!

The best part about today being National Taco Day is the guilt-free go-ahead to go all-in for tacos (and margaritas) ☀️ sunup to sundown 🌙 on a Monday in preparation for Taco Tuesday tomorrow! 🌮Can you think of anything sweeter than tacos two days in a row? I hope you can, but this is still a call for celebration!

Staring DOWN a DOWN payment? Personally I am staring at the beautiful AirBNB I am in

But… if you are worried about down payment options- Don’t stress - there are always options. The following are a general rubric and my suggestion is to always talk to a lender and see what will work best for YOU!

✨20%: If you can swing it, putting 20% down has its benefits like lower payments, more equity, and no PMI.⁣

✨10%: For an FHA loan, you’ll need 10% and a credit score of 500 to 579.⁣

✨3.5%: If your score is a little higher (580+), 3.5% will do for an FHA loan. ⁣

✨3%: A conventional loan owned by Fannie Mae or Freddie Mac requires as little as 3% down. ⁣

✨0%: Qualify for a VA loan or a USDA loan? That’ll be zero dollars down, please. High-five!⁣

PMI, FHA, VA, USDA….choosing the right loan and down payment doesn’t have to be confusing. If you’re researching your options and have questions, reach out. I’d love to point you in the right direction!⁣

The train 🚆 to Manhattan has me thinking about my life and all the amazing changes I saw over the last couple years - specifically 2020. ♥️

My move from Brooklyn to California has to be one of the most prominent, for so many reasons; for all the obvious reasons 2020 was one of the best and worst years to move. While TIME was on my side the rest of planning a move like this was not - donation? Closed. Movers? Packed Schedules. Renters? Scared. Friends? There til the end… of all the booze in my apartment! 🥂

All of this got me thinking, how do people decide it is time to downsize? Isn’t that so overwhelming? It sure can be!

Raise your hand if you have thought about a big move and then all of a sudden it’s a year later and you’re wondering again!!! 🙋🏼‍♀️

I think there are some very important conversations you need to have with yourself for any move; while it is never really black and white, you can start here for downsizing:

✨Does my home have bedrooms, a yard, or a basement that sits almost entirely unused?⁣
✨Am I away from home often?⁣
Do I dread (I mean, really dread) home maintenance?⁣
✨Do I need to free up funds for retirement?⁣
✨Do I long for a lifestyle of traveling, visiting grandchildren, or seeing the world?⁣
✨Do I have a growing desire to simplify life and shift my priorities?⁣
✨Am I facing a major life transition (retirement, divorce, death in the family, an empty nest)?⁣

If last year taught me anything, it taught me that The Time Is NOW!
After all, we never know what the future holds. ⁣ #2020

Is there really a method to the madness for getting top dollar when selling?

Good news! There is. Get a little closer, I’ll pass along a few of my best-kept secrets - but also -

✨Price it right. (Remember how we touched on this yesterday?) This is the single most important decision to make when you decide to sell.  Remember the show, The Price Is Right? We can’t have that guy coming in at ONE DOLLAR! 💸 Don’t worry, I can help you get it right! 

✨Keep your cards close. 🃏 Don’t spill the beans to buyers on why you’re selling. If they sense you need to sell quickly, it could affect their offer.⁣

✨Storage speaks! 📦Buyers LOVE LOVE LOVE storage - queue “cleaning out my closet”

✨Enhance the entry.  No more pile of things from the car - 🪄instead a welcoming houseplant, a cute bowl, a welcoming bench.  

✨Clean is everything. 🧽 Clean, 🧹clean, and then 🪣 clean some more! Remember, you'll be up against a few BRAND NEW homes at your price point. Don’t want to do it yourself? I got a guy! 

✨Depersonalize and declutter. Go on the joint! Get rid of a third of your stuff - I mean - It will be liberating too!  ♥️ Need help? Need a storage unit? I got a guy!
