I bought my first home and signed a 30 year mortgage without fully understanding what I was actually agreeing to.

Most people don't.

Here's what the bank knows that they're not advertising. On a $400,000 mortgage at 6.5% you'll make payments for 30 years and hand over $510,000 in interest alone before you own the home outright. That's more than the home itself cost.

The bank gets paid first. Every single month. For three decades.

But there's a simple move that changes the entire equation and most homeowners never make it.

One extra mortgage payment per year knocks roughly 7 years off a 30 year loan. Two extra payments per year cuts about 14 years.

Three extra payments per year and you're done in 18 years instead of 30 saving over $225,000 in interest on that same $400,000 mortgage.

That's not a refinance. That's not a financial product. That's just sending extra money to principal more often than the bank expects you to.

There's one critical detail most people miss when they try this. You have to confirm with your lender that the extra payment gets applied to PRINCIPAL and not just counted as next month's payment.

If it goes toward future payments instead of principal you lose the entire benefit. Call your lender. Get it in writing.

One extra payment a year is roughly $210 extra per month on a $2,528 payment.

$210 a month to save $225,000 and own your home 12 years early.

That's one of the best returns available to any homeowner sitting on a 30 year mortgage right now.
