These buyers were on a super short timeframe and knew that the setting and extra space was very important to them. They were looking in other nearby towns and having trouble finding “the one.”

Prices are still high. Mortgage rates are elevated. Insurance costs are up. The economy feels shaky.

✔️ A fixed-rate mortgage can actually be a smart move in an inflationary world

It’s almost spring time and the *infamous* spring real estate market is here...🌷

And if you’re feeling intimidated about house hunting right now...

👉🏼 This is what I’d do (and my clients have seen success from)

1️⃣ Work with a local lender who can close quickly

2️⃣ Be as flexible as you can to meet the seller’s needs

3️⃣ Get a fully underwritten loan (stronger than a pre-approval)

4️⃣ Consider including appraisal gap coverage - ***this is in no way a requirement*** however it does show your willingness to cover the difference if the home appraises lower than the list price.

5️⃣ Have a strong earnest money deposit - Upping from standard 3% can signal your commitment to following through with purchasing the home

6️⃣ Work with a local agent who has a respectable reputation within the community (aka ME🙂)
