Here’s an example of a job done wrong. There should be a baffle in between these rafters to allow airflow through the attic. The rafter ends were stuffed with baffle insulation by the contractor prior to blowing in the loose fill. The one on the left has been pulled down by the worker. The rest are closed like the one on the right. The attic hasn’t been venting properly since the home was built in 1992 and the roof decking has serious damage. As the temperature starts to drop, we have some concern in this area with freezing pipes. The most common places for them to freeze are in unfinished crawlspaces and inside exterior walls. There are a few precautions you can take.

1. Close the crawlspace vents once it is below freezing. Make sure you open them back up in the spring or you can have moisture buildup and mold in the crawlspace.

2. If your crawlspace is un-insulated you may need to install heat tape on the exposed plumbing. This is considered a short term fix because you have to turn the heat tape off in the summer and back on next winter. A long term fix would be to insulate the crawlspace

3. One trick I use in cold weather is to crack open the sink cabinet doors (on the exterior wall). This allows the heated home air into the cabinet which keeps the pipes warm.

4. On the coldest days I leave the faucet dripping. This small amount of water flow will help keep the pipes from bursting.

There is nothing more refreshing on a hot summer day, than an afternoon in the pool. The days are heating up and pools are starting to open. Safety at the pool is of the utmost importance. We have partnered with PoolSafely.gov to help raise water awareness and pool safely.

Pool Safely Water Safety Steps

Stay close, be alert and watch
Always watch children and never leave them unattended.
Keep children away from pool drains, pipes, and other openings.
Have a charged phone close by at all times.
If a child is missing, check the pool first.
Share safety instructions with family, friends, and neighbors
Learn and practice water safety skills
Learn to swim and make sure kids do also.
Know how to perform CPR on children and adults.
Understand the basics of life saving so you can assist in an emergency.
Have appropriate equipment
Install a fence at least 4 feet tall around the perimeter of a pool or spa.
Use self closing, self latching gates.
Ensure that all pools and spas have compliant drain covers.
Install an alarm on the door leading from the house to the pool.
Keep the pool and spa covers in working order.
Have life saving equipment such as life rings and reaching poles readily available.
