80 years. Three generations. And one very full-circle day.

Sam became President of Clark Construction in 2009, right in the middle of the Great Recession. At the time, there was one office in Lansing. Today, there are five.

His grandfather Leon, Uncle John, and dad, Chuck came before him, each building on what the generation before had started. Walking through Heritage Hall and seeing the artifacts, photographs, and pieces of Clark Construction history preserved there was such a reminder of that. Leon. John. Chuck. Sam. Generations of Clark family leadership, all in one room.

Yesterday, Clark Construction celebrated 80 years, cut a ribbon on the office renovation ,celebrated Sam’s retirement And Mayor Andy Schor officially declared it “Clark Construction Day”.

There was a lot to celebrate, but watching our son Charlie stand there, surrounded by the history his great-grandfather started and the generations of his family helped carry forward, that’s definitely one of my most favorite moments.

What a legacy. What a chapter.

Congratulations, Sam. We are so incredibly proud of you. ❤️ What an incredible team, culture and workplace!

Balloons Over Bay Harbor is back this weekend. 🎈

There’s something about seeing hot air balloons over Little Traverse Bay that never really gets old—especially when the evening ends with the balloons glowing along the marina.
The weekend also brings the Artisan Market, food, family activities, tethered rides, painting sessions and the Bay Harbor Bow Wow, so there’s plenty happening beyond the balloons themselves.
If you’re around Petoskey or Bay Harbor September 11–13, I’d make some time for this one. Swipe for a quick look at what’s happening, and remember that balloon launches and glows are always weather dependent.

Birchwood is one of those Harbor Springs communities that can look completely different depending on where you land.

You can be tucked into the woods, overlooking the golf course, in something newer and easy to maintain, or building something completely fresh… all while having the club, trails, racquet sports, dining and year-round life right there.

I pulled three homes currently on the market simply to show the range: one with room to make it your own, one that’s newer and move-in ready, and one brand-new build at the luxury end.

Waterfront is never really one market up here — Walloon Lake, Lake Michigan, and Lake Charlevoix each move a little differently.

For sellers, that makes pricing and presentation especially important. For buyers, it’s about knowing where inventory is tight, where there may be more room to negotiate, and when the right property is worth moving on.

The numbers help, but the individual lake tells the bigger story.

Almost exactly one year ago, I stood across Hanley Lake with my phone out, filming this house for the C family.

They were buying from out of town, so before making a trip North, I went to Central Lake and previewed it for them… the property, the water, the surroundings, the condo complex across the lake, all of it.

We watched everything back and decided: not yet.
So we kept looking.

Then this year, the same home came back on the market at a lower price than when we first saw it. The C family came up to see it in person this time, and what hadn’t been right a year earlier suddenly was.

We closed almost exactly one year from the date of that first video.

There were a few very Central Lake moments in between, too. Our inspector turned out to have been part of the crew that built the condo complex across Hanley Lake… the very buildings sitting in the background of my old footage.

And after the sellers’ short rent-back, I was back at the house this weekend making sure everything was squared away… including confirmation that their pet pig had officially found its new home. 🐷🩷

House is ready.
