The housing market is not one-size-fits-all—and honestly, that would make my job way too easy. 🏡

Missouri REALTORS® reported a statewide median sale price of $300,000 in July 2026, up 5.3% from July 2025. That is useful context, but it does not mean every neighborhood, price range, or property type is moving the same way.

A well-priced home in Jefferson County can face a very different market than a similar-looking home twenty minutes away. Buyers may have more room to negotiate in one pocket while another still rewards quick, clean offers.

The headline gives us the big picture. Your specific location, condition, price point, and competition tell us what strategy actually makes sense for you.

Today is National Grandparents Day—a day to celebrate the people who give us roots, pass down stories, cheer the loudest, and somehow always know when we need a little extra love.

Some grandparents share our DNA. Some are bonus grandparents, chosen family, neighbors, mentors, or simply the people who stepped into that role and made it their own. Every version deserves to be celebrated.

If you are lucky enough to have a grandparent in your life, tag them below and tell them what makes them so special. If they are not on social media, tag a family member and make sure the message gets delivered—preferably with a call, a visit, or their favorite treat.

Sellers, these three numbers are related—but they are not interchangeable.

LIST PRICE is the number your home enters the market with. It is a strategy designed to attract the right buyers and position the property against its competition.

SALE PRICE is the amount a buyer agrees to pay. It can land above, below, or right at list price depending on the offer, terms, condition, competition, and negotiation.

NET PROCEEDS are what may actually remain after the mortgage payoff, commissions, taxes, title charges, agreed repairs or credits, and other closing expenses.

That means the offer with the highest price is not always the offer that leaves you with the best result. Financing, concessions, contingencies, closing timeline, and the likelihood of reaching the closing table all matter.

I would rather help you compare the whole offer than celebrate one flashy number and ignore everything hiding underneath it.

Today is not a day for business as usual or a sales message. It is a day to pause, honor, and remember.

May we never forget the lives lost, the courage shown, and the way people came together in the darkest of moments.

It is also not the moment to celebrate by financing a living-room set, buying a car, opening a store card for 20% off, or moving a mysterious chunk of money between accounts without talking to your lender first. 😅

Until closing, lenders may recheck your credit, employment, debts, assets, and bank activity. A new payment or unexplained transfer can change your loan qualification—or create a paperwork scavenger hunt nobody asked for.

Before you get the keys:

• Keep paying every bill on time
• Avoid opening or closing credit accounts
• Do not make large purchases on credit
• Check with your lender before changing jobs
• Ask before moving or depositing large sums of money
• Keep financial documents handy

The safest rule? If it changes your money, credit, debt, or employment, ask your lender before you do it.

Save this for future-you, or send it to someone who just went under contract.

Which home feature are you claiming for the season ahead?

A — A screened porch for coffee without donating blood to the mosquitoes

B — A fire pit with enough seating for your favorite people

C — A big kitchen made for chili, snacks, and everyone standing directly in the cook’s way

D — A finished basement built for football, movies, games, or hiding from the rest of the house

There is no wrong answer. There is, however, a suspicious amount of confidence coming from Team C.

I love questions like this because the things people remember about home are rarely just square footage. They are the places where real life happens.
