Before you reject a house over the backsplash… let’s have a tiny intervention. 😂

When buyers start touring, every feature can feel equally important. But “I hate that paint color” and “this commute does not work for my life” are not the same kind of problem.

Try sorting your list into three buckets:

MUST HAVE — the things that truly affect your daily life, budget, location, or safety.

WOULD LOVE — features that matter, but have workable alternatives.

EASY TO CHANGE — paint, light fixtures, cabinet hardware, landscaping, and yes… that backsplash.

This does not mean settling. It means protecting your energy for the decisions that actually deserve it.

My job is not to talk you into a house. It is to help you see the difference between a real deal-breaker and an ugly ceiling fan having a little too much confidence.

More homes to choose from does NOT mean every house is sitting around waiting for an offer. 👀

Missouri’s latest statewide numbers show more sales and a higher median price than last July. Here in the St. Louis area, buyers are seeing more choices—but the best-priced, best-prepared homes can still move fast.

Translation: this market has more breathing room, not a universal “buyer’s market” sticker slapped across every ZIP code.

For buyers, that may mean a little more time to compare, inspect, and negotiate.

For sellers, it means pricing and presentation matter even more because buyers can compare your home with actual alternatives.

And in Jefferson County? A clean, well-priced home in the right pocket can still have people reaching for the showing calendar pretty darn quickly.

Public service announcement: You do not need a preapproval, a listing date, or a color-coded moving binder before you are allowed to ask me a real estate question. 😅

You can ask things like:

“Would this repair actually help my home’s value?”
“How early should I start preparing if I might move next year?”
“Who do you know for inspections, lending, repairs, or estate questions?”
“Is this thing I saw online actually true?”
“I have no idea where to start—what comes first?”

Real estate decisions usually begin long before somebody is ready to sign anything. Sometimes the smartest first step is simply getting accurate information while there is still plenty of time and zero pressure.

Late summer is your house quietly asking, “So…are we preparing for fall, or are we choosing chaos?” 😅

A quick home reset now can help you spot little problems before colder weather makes them more annoying:

✅ Replace or check the HVAC filter
✅ Clear visible debris from gutters and downspouts
✅ Look for cracked exterior caulk around windows and doors
✅ Check outdoor faucets, hoses, and drains for leaks or slow flow
✅ Clean up and organize the outdoor tools, cushions, and gear you will soon need to store

You do not need to complete a dramatic weekend makeover. Pick one task, set a 20-minute timer, and make future-you slightly less irritated.

Your down payment is not the whole homebuying tab. And finding that out three days before closing? Zero stars. Do not recommend. 😅

Depending on your loan and transaction, you may also need to plan for:

💰 Closing costs and lender fees
🔍 Inspections and any optional specialty testing
🏠 Prepaid taxes, insurance, or escrow funding
📦 Moving expenses and immediate household needs
🔧 A little breathing room for the first “well, we own this now” surprise

This does not mean you need a giant pile of mystery money before buying. It means your plan should include the full picture—not just the down-payment percentage you saw online.

Wait… is St. Louis becoming a buyer’s market? 👀🏡

The answer is: **kinda. Depending on where you’re looking.**

Across the St. Louis metro, buyers have more homes to choose from than they did a year ago. That can mean a little more breathing room, fewer situations where buyers feel like they have to make a decision in 3.7 seconds, and more opportunities to negotiate.

BUT…

Jefferson County is still showing us that desirable, well-priced homes can move FAST.

And that’s why I keep saying there really isn’t one big universal “housing market.”

What’s happening depends on:

📍 Where you’re buying or selling
💰 Your price point
🏠 The type and condition of the home
📊 How much competition exists in that specific part of the market

So no, buyers shouldn’t automatically assume they have to overpay.

And sellers shouldn’t assume the market suddenly fell off a cliff either.

We’re seeing things become **more balanced**, and that’s actually a pretty healthy place for the market to be.

If you’re thinking about buying or selling, forget the scary national headline for a minute. Let’s look at what’s actually happening with homes like yours, right here in our market.

Because **your market matters more than THE market.** 🏡
